Description: Sheiling Wood lies in wonderful tranquil Borders countryside on gentle terrain above a hillsided forest glen at about 270m above sea level. It is predominately populated with spruce, some larch and mixed broadleaves along the open fringes and watercourse, all planted since 1990. A small watercourse flows through the middle of Sheiling Wood and is an attractive amenity and wildlife conservation feature, after which it continues down a narrow glen and streams into the Lauder Burn below.
A new shared stone track provides access along the western boundary over a pretty ford to a turning area with a weathered rocky and heather backdrop. From here a private ridestop entrance and stone track leads to a secluded parking and camping area further in. This is a peaceful spot for general relaxation, barbecues and other outdoor activities. A brashed path circuit links from here exploring further into the bulk of the wood as shown on the detailed map. Useful open spaces for encouraging natural regeneration, local wildlife biodiversity or planting more native broadleaves exist along the watercourse and to the east.
Access to SheilingWood is good via a shared double gate and long stone track directly off the minor public road at the southeast corner of the wood. There is a 20m wide strip at the start of this shared access track for parking, timber extraction and stacking purposes.
Sporting rights: These are owned and included with the land.
Surrounding Area: Sheiling Wood lies in the Lauder Burn glen and attractive rural surroundings between the Leader and Gala river valleys, both tributaries to the River Tweed. The scenic Lammermuir Hills and Tweed Valley lie further to the east and west respectively. The Royal and Ancient Burgh of Lauder is a thriving town with historical siginifcance lying on one of the main north-south routes, used since Roman times. Thirlestane Castle, dating back to the 16th century, is a popular visitor attraction on the outskirts of Lauder. The coast-to-coast "Southern Upland Way" walking route passes close by roughly ¾ mile to the north of Sheiling Wood. Edinburgh, Galashiels, Melrose, Selkirk and Coldstream are all within 30 minutes' drive.
The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
