Description: Sunnybrae Wood is a majority spruce and pine woodland planted in 1990 on a mixture of level, sloping and open ground. The upper, southern and middle areas of woodland are on gentle slopes and are faring well due to the good drainage, soils and evident healthy symbiotic relationship between the trees and the surrounding ground flora and fungi. The lower northwestern section offers varied steeper wooded terrain and flatter areas down at the valley bottom where the Lauder Burn meanders under an overhead line (ETL). The grassland, heather moorland and wetland here attracts waterfowl, waders and diverse other haughland fauna and flora. Higher up the hill are southwest facing vantage points and a rustic bench from where hovering skylark and kestrels, soaring buzzards and swooping owls can be spotted. The open fern, heather and gorse areas directly below the bench also attract butterflies and bumblebees, and offer further bird watching with finches, pippets and tits being regular seasonal visitors.
Towards the northeast corner there is a private ridestop entrance and stone track leading from the shared access track to a sunny private parking area. Internal access is further enhanced by a network of brashed path trails, as shown on the detailed map, providing alternative routes from the parking area and clearing down to the stream and heathland area. There is a good landscape and wildlife viewing spot from the rustic bench on the brae along the north heading path.
Access is good via a shared double gate directly off the minor public road. The 20m between the roadside wall and the woodland's southern boundary has shared access for parking, timber extraction and stacking purposes. There is a a full right of access over the excellent stone track, with ford crossing, along the entire eastern boundary and also along the wayleave boundary path to the west as shown on the detailed map.
Sporting rights: These are owned and included with the land.
Surrounding Area: Sunnybrae Wood lies in the Lauder Burn glen and attractive rural surroundings between the Leader and Gala river valleys, both tributaries to the River Tweed. The scenic Lammermuir Hills and Tweed Valley lie further to the east and west respectively. The Royal and Ancient Burgh of Lauder is a thriving town with historical siginifcance lying on one of the main north-south routes used since Roman times. Thirlestane Castle, dating back to the 16th century, is a popular visitor attraction on the outskirts of Lauder. The coast-to-coast "Southern Upland Way" walking route passes close by roughly ¾ mile to the north of Sunnybrae Wood. Edinburgh, Galashiels, Melrose, Selkirk and Coldstream are all within 30 minutes' drive.
The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
