Coed Graig-y-Twrch, Ceredigion - 4¾ acres, £20,000

Coed Graig-y-Twrch

Situated in the heart of the Welsh countryside this woodland is growing nicely and has a sizeable river which forms the Northern boundary.  Coed Graig-y-Twrch is flat and South facing, and with much of the surrounding land being a mixture of open moorland and young woodland this makes it very light and allows dramatic views of the surrounding countryside.

The wildlife here is diverse and thriving, with Red Kites, Buzzards, Woodpeckers and many songbirds. There are many amphibians and wild flowers and Red squirrels have also been spotted in the locality.  As well as the Afon Twrch there are many springs and potential for ponds and wetland wildlife. Being a young woodland, Coed Graig-y-Twrch offers an ideal opportunity for a conservation project to develop the diversity and habitat and watch the woodland grow. (There is an obligation to ensure that the woodland regrows so the owner may want to do some planting or ensure that the natural regeneration is satisfactory.) Coed Graig-y-Twrch has road frontage (a quiet lane) and is close to the university town of Lampeter.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Directions

From Lampeter take A482 towards Llandovery, taking the left turn signposted `Ffarmers`. Carry on along this road, pass through Ffarmers, carry straight on and just after 'Cae-lago' stables, where the road forks,  follow the road around to the right. Carry along this road and after a couple of miles look out for the `WOODLANDS FOR SALE` sign in a layby on the left.  Turn around here and park in front of the gate (taking care not to block it) a few meters back down the lane.  The woodland is through the gate and directly on your right.
