Coed Nant-y-Llyn, Ceredigion - About 6 acres, £29,000

Coed Nant-y-Llyn

Coed Nant-y-Llyn is a young woodland set down a quiet lane in the Carmarthenshire countryside. It is a regenerating woodland with a mix of broadleaf trees including birch, willow and alder which are well established and also some young rowan and oak. Coed Nant-y-Llyn is flat and south facing, nestled at the bottom of the valley with fine views around.

Entering the woodland from the lane down the main access track will bring you down to the river. By the river there is a generous flat area which would be perfect for a camping spot. Following the river west will take you along the northern boundary of the woodland. The western boundary (running from north to south and meeting the lane) follows a line of tall broadleaf trees. In some areas boundary markings may be difficult to spot due to the lush growth in the woodland. In close proximity to the lane there is an  access track suitable for off road vehicles.

Coed Nant-y-Llyn offers an ideal opportunity for a conservation project, to develop the diversity and habitat and watch the woodland grow. Buzzards and red kites can be seen flying around the surrounding countryside and red squirrels have also been sighted in the area. Much of the woodland is wetland and there is an obligation to ensure that the woodland regrows so the owner may want to do some planting or ensure that the natural regeneration is satisfactory. Replanting grants may be available in 2013, and applications are currently being taken.

Coed Nant-y-Llyn is close to the university town of Lampeter and also not far from the ancient market town Llandovery.  Much of the surrounding countryside is open access so there are plenty of opportunities for exploring the area.

These particulars have been prepared by local agent George Palmer and recent pictures were taken by David Colley in Febuary 2012  (Pictures taken in the summer are from 2008).

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Directions

From Lampeter take the A482 towards Llandovery, taking the left turn signposted `Ffarmers` (there is also a brown sign for 'Caeiago' stables.)  Carry on along this road, pass through 'Ffarmers', carry straight on and just after 'Caeiago' stables, where the road forks,  follow the road around to the right.

Carry on along this road and after a couple of miles look out for the `WOODLANDS FOR SALE` sign in a layby on the left.  You can either park here or in a large flat area approximately 300 yards further on on the left (after the house), taking care not to block the entrance.  The woodland is through the gate, down the track and on the left.
