Located in a peaceful valley this woodland is regenerating well with a mix of native trees, including Willow, Rowan, Hazel and Birch. The river Twrch flows the entire length of the woodland and forms one of the boundaries, with a smaller stream forming the North Western boundary. There is an area of mature Conifer trees on the far side of the river which adds to the diversity of the woodlands and creates a good habitat for many woodland creatures.
Coed-y-Afon is flat and South facing with fine views all across the surrounding countryside. Both flora and fauna are abundant here with a vast array of songbirds, Red Kites and Buzzards.
Being a young woodland, Coed-y-Afon represents an ideal opportunity for a conservation project to develop the diversity and habitat and watch the woodland grow. (There is an obligation to ensure that the woodland regrows so the owner may want to do some planting or ensure that the natural regeneration is satisfactory.) The woodland is wetland in parts, a rapidly disappearing habitat that supports many different species of amphibians and plants.
Coed -y-Afon is accessed via a quiet lane and is close to the university town of Lampeter. The ancient market town of Llandovery also lies a few miles further South, both with a variety of shops and facilities.
The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

From Lampeter take A482 towards Llandovery, taking the left turn signposted `Ffarmers` (there is also a brown sign for 'Cae Iago' stables.) Carry on along this road, pass through 'Ffarmers', carry straight on and just after 'Cae-lago' stables, where the road forks, follow the road around to the right. Carry along this road and after a couple of miles look out for the `WOODLANDS FOR SALE` sign in a layby on the left. Park in front of the gate (taking care not to block it) the woodland is through the gate and on the left.
