Coed y Morydau - Wood of the estuary - Almost 5 acres, £45,000

Coed y Morydau - Wood of the estuary

Coed y Morydau is set on an East-facing hillside overlooking the Towy estuary on the outskirts of the village of Llansteffan.  It has a number of mature and well spaced conifer trees and plenty of huge oaks, sycamore and beech throughout, as well as  hawthorn, blackthorn and some younger ash and hazel at the shrub layer level.  An earth bank forms a natural boundary with the adjoining woodland and is dotted with several majestic standard Ash and Sycamore trees.  On two sides there are meadows and the morning sun rises directly over the estuary, streaming straight into the woodland.  The woodland floor is home to a number of magnificent ferns and there is a fine mix of Spring flowers here.  Being both a mixed woodland and having such a close proximity to the estuary means there is an incredibly diverse range of wildlife in Coed y Morydau and it is an excellent area for watching nature.

A good track hairpins through the woodland and there is a shared car parking area and turning bay at the main gate close to the woodland entrance.

The beach is literally a stone`s throw away with a public footpath leading straight to the sea directly opposite the entrance to Coed y Mordau.  Llansteffan is within walking distance and has a couple of pubs, a cafe and shop as well as a Castle.   St. Clears and Carmarthen are easy to reach from here, as is the M4.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
