Maes-teg is a fertile meadow resting on the edge of the Coastal village of Llansteffan. It is mainly flat and sweeps up at the back giving views straight out over the estuary. The North East tip dips down through some hedging trees to a pebbled stream framed by an old stone bridge, so there is good access to water. There is a five acre woodland on the South West border which provides good shelter for the meadow and encourages a diversity in wild flowers: bluebells, stichwort, campion and Herb Robert can all be seen spilling out from the woodland edge. This combined with the location being so close to the estuary and having a stream means that Maes-teg is a wildlife corridor teeming with insects and birds. Swallows can be seen skimming the area in summer and masses of damsel flies rest on the grasses in Mid spring.
Maes-teg is lush green pasture with rich soil. Access is down a quiet lane and there is a track which leads from the lane, through the neighbouring field straight up to the meadow. The owner of Maes Teg would have a key to the locked gate and access along the track and into the meadow. A public footpath opposite the meadow leads straight down to the sandy beach and Llansteffan can easily be reached by foot from here.
Carmarthen, St. Clears and the M4 are all very easy to reach from here.
The purchasers of the meadow will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

From Carmarthen take the A40 towards St. Clears. Follow signs to Johnstown and take the first turnoff on the right signposted Johnstown and Llansteffan. Turn right at the traffic lights, pass through Johnstown and follow this road (B4312). After passing a pub on the right, pass through the village of Llangain and continue on this road. You will pass a sign for the International Hostal. Continue past the Coombe Cheshire Home sign and it's the next right hand turning.
Drive down the lane and park in front of the gates on the left, set back from the road, with a 'WOODLANDS FOR SALE' sign. Take care not to block the gates. Through here, to your right is the meadow.
