Pocket Wood, Monmouthshire - Over 2½ acres, £29,000

Pocket Wood

Pocket Wood, as its name suggests, is a diminutive corner of the beautiful Big Wood perched on a hill top in the middle of Monmouthshire.

Big Wood was originally part of the estate belonging to Cefn Tilla Court, a 16th century house in nearby Llandenny which was given to the 2nd Lord Raglan, Richard Somerset, as a testimonial to the services of his late father, Field Marshal Lord Raglan, who had been Commander in Chief in the Crimean War.

The tranquil slopes of Pocket Wood are a far cry from the battlefields of the Crimea, the only battle on your hands perhaps being who gets the last chocolate biscuit with a well earned cup of tea while enjoying the view. This is a very manageable woodland for someone who is starting out on a woodland adventure or who is concerned about how much time they have to commit to managing a wood. Access to the wood is very good and there is a good stoned area at it's entrance where a camper van could be parked.

There is a fair mix of tree species here: the conifer including Scots pine, Douglas fir and a little larch and the broadleaf consisting mostly of youngish ash as well as some birch, hazel and holly. This existing variety could be enhanced with a little targeted clearing and re-planting of native broadleaf. Looking back through old maps there is evidence of this area being wooded for several hundred years. This might indicate a good environment for enhancing the woodlands biodiversity and perhaps allowing the regeneration of plant species from the stored seedbank in the soil. Spring sees a profusion of native bluebells here.

Nearby Raglan has a petrol station and post office and a couple of nice pubs, as well as small shops for provisions, and the Raglan Arms in Llandenny, a couple of minutes away, serves great food.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Directions

From the M4 - exit at Junction 24 and take the A449 northwards towards Usk.

Take the exit onto the A472 towards Usk. As you enter Usk, just after the start of the 30mph limit, turn right signposted Gwehelog. After 2 miles you will see our "For Sale" board on the right hand side. Take the next turning right, signposted Llandenny. The turning and parking area for Big Wood is on the right after a few hundred metres.

Coming from north of the wood, from the A40, take the turning from the roundabout at Raglan signposted Usk, Gwehelog and Brynbuga. Follow this road for a couple of miles or so until you see a sign for Gwehelog followed shortly by a sign for Coldharbour. The turning to the wood is immediately after this on the left, a very sharp hairpin turn, which is very difficult to take. It may be easier to take the right turn directly opposite and then, taking great care for traffic coming from both directions, traverse the road and continue onto the minor road until you come to the entrance to Big Wood very shortly on your right.

Please park at the gate taking care not to block access. Continue on foot along the shared access track until you come to the entrance to Pocket Wood on your left.
