Windflower Coppice, Monmouthshire - Over 4½ acres, £45,000

Windflower Coppice

Windflower Coppice is tucked away in the very midst of the larger woodland known as Big Wood. Sheltered on all sides by mature woodland and on level ground throughout this really is a peaceful haven.

The woodland is entirely broadleaf, a fair amount of youngish understorey of hazel and some over stood coppice of hazel, ash and alder. Other species present are birch, some young beech, mature poplar and a magnificent mature oak at the entrance parking area. It would benefit from re-coppicing which would further open up the forest floor, encouraging the wildflower growth of which there is already much evidence. Spring will see the woodland awash with bluebells, followed by honeysuckle, wild rose, wood anemone (or windflower) and dog violet.

Coppicing is a good woodland management practice that promotes healthy biodiversity in the woodland, encouraging the proliferation of wildlife as well as providing a sustainable source of fuel or underwood for a great variety of uses, potentially providing some income.

There are some areas in the woodland which have developed as natural clearings. It would be a fairly simple job to enlarge or improve these to create a good spot for camping, or an area for undertaking forestry work, stacking wood or green woodworking.

Nearby Raglan has a postoffice, petrol station and good provisions as well as a couple of nice pubs, and the Brecon Beacons National Park is only a short distance away. Even closer in the pretty village of Llandenny is the lovely Raglan Arms. Windflower Coppice is very well placed for access from both the M4 and M5.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Maps

Directions

From the M4 - exit at Junction 24 and take the A449 northwards towards Usk.

Take the exit onto the A472 towards Usk. As you enter Usk, just after the start of the 30mph limit, turn right signposted Gwehelog. After 2 miles you will see our "For Sale" board on the right hand side. Take the next turning right, signposted Llandenny. The turning and parking area for Big Wood is on the right after a few hundred metres.

Coming from north of the wood, from the A40, take the turning from the roundabout at Raglan signposted Usk, Gwehelog and Brynbuga. Follow this road for a couple of miles or so until you see a sign for Gwehelog followed shortly by a sign for Coldharbour. The turning to the wood is immediately after this on the left, a very sharp hairpin turn, which is very difficult to take. It may be easier to take the right turn directly opposite and then, taking great care for traffic coming from both directions, traverse the road and continue onto the minor road until you come to the entrance to Big Wood very shortly on your right.

Please park at the gate taking care not to block access and continue on foot through the wood taking the left fork and continuing downhill until you come to Windflower Coppice on your right. The second half of the track is almost certainly suitable for 4 wheel drive vehicles only.
