Tillage Wood, Hampshire - About 3 ⅔ acres, £52,000

Tillage Wood

A newly renovated track leads through other privately owned woodland to the entrance to Tillage Wood. Once inside the wood large sweet chestnut dominates parts of the canopy and neat pathways connect sunny clearings as they wend their way through the dense undergrowth below.

The mix of tree types here tells us a little of the recent history of this wood whereby the established sweet chestnut was used as a nurse crop to protect newly planted larch and fir and promote straight growth of quality timber for commercial purposes not yet realised. The name Tillage relates to this use as the process of clearing and preparing land for planting. In the present day however the wood has evolved beyond this use. Hazel coppice along the boundary to the neighbouring farmland along with self seeded holly and oak, add variety to a woodland that now offers great possibilities for a new owner.

Tillage Wood occupies a commanding elevated position in the heart of the Hampshire countryside. This part of rural England has long been valued for its picturesque rolling downland landscape and provided literary inspiration for Jane Austin who lived near Tillage Wood in nearby Chawton towards the end of her life. Today this area can be enjoyed from St Swithun's trail walking route that passes close to Tillage Wood as it meanders through the Hampshire countryside along its route from Winchester to Farnham in Surrey.

These particulars and plans were prepared by local manager Daniel Sharp.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Directions

From Junction 5 of the M3 follow signs for Alton south on the B3349. About half a mile after the village of Blounce there is a left turning by the 'Golden Pot' restaurant at the junction with Froyle Road. Turn left here then right after fifty metres into Old Odiham Road. Follow this road for a couple of miles into Shalden where just after Linden House on your right and the 40mph speed restriction painted on the road is a field gate on the right that provides access to the woods. You can pull in here to the recessed gateway. This is kept locked but you can contact Daniel at Woodlands.co.uk for the code so that you can proceed along the track by vehicle and through the second gate into the woods.

After passing through the second gate the track bears left after 150 metres. Continue to follow this track for a further 400 metres until you come to the entrance to Tillage Wood on your left.
