Zales Wood - SOLD, Dorset - Over 6 acres, £85,000

Zales Wood - SOLD
Zales Wood - SOLD
Dorset

A level broadleaf woodland, with a small stream and excellent access, set in a peaceful area of east Dorset.

A length of newly improved private track leads through surrounding woodland along part of a former railway line, to the entrance to Zales Wood. From here the enormous appeal of this broadleaf woodland is immediately apparent. Large ancient oaks stand alongside an old logging track as it wends its way beneath the mature canopy amongst hazel coppice, established woodland sedge and wildflowers in the open clearings.

Venture further into the woodland and you will come across a series of deep gullies cut into the forest floor by centuries of water gushing through these channels. Although in dry times of year these streams can diminish to just a few pools, for much of the time they flow through the wood and provide an important habitat in the mossy banks that line their course. Water voles, badgers and deer have set up home in this hospitable environment, moving freely from the protection of the oak woods to the adjacent open countryside that borders them.

The wider surrounding area is well renowned for its natural beauty. The small towns and villages of this area have a proud tradition of rural craft dating back to the eighteenth century when the woodland and heathland environment provided the essential raw materials for broom and hurdle making. It is from the manufacture of these hurdles that the wood takes its name; Zales being the the upright poles that were fixed into the large horizontal base pole to provide a frame over which the split hazel was woven to make hurdles for stock keeping.

Nearby the pretty communities of Verwood and Cranborne are on hand to provide refreshment and other essential supplies or Salisbury and the South Coast are readily accessible a little further afield.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Maps

Directions

From the south, after passing Ringwood, leave the A31 at the B3081 junction signposted Verwood and follow the B3081 north on the Verwood Road.

Continue your journey through Verwood town centre along Station Road, until you reach the roundabout signposted to Alderholt and Cranborne along Champtoceaux Road.

After a couple of miles the road bears round to the right and The Heavy Horse Centre is on your left. After a further 500 metres there is a sharp left hand bend as the road becomes Batterley Drove. The entrance to the woods is located a few metres along a private road on your right on the apex of this bend. There is a 'Woodlands For Sale' sign by the entrance gate, where you can park (taking care not to cause an obstruction) and continue along the woodland track on foot. (The new owner will have key access for the entrance gate)

The track continues into the woods, bearing right initially and then left after a few hundred metres until eventually crossing a small stream before turning right onto a raised section that was formerly a railway line. Follow this track for a further 200 metres until you see the name sign for Zales Wood, and red boundary markings on your right.

From Salisbury take the A354 Blandford Road for approximately 13 miles and at the roundabout, take the first exit signposted Ringwood B3081. Continue for 3 miles turning left at Parsonage Lane onto B3078 towards Edmondsham.

Keep left through Edmondsham and after a further mile turn left onto the Edmondsham Road and pick up direction by the Heavy Horse centre as above.

Sat Nav / GPS note: The post code BH21 5QY is for the point shown on the location map by the red dot.
