Gascon Wood - SOLD, Devon - About 5 ⅓ acres, £52,000

Gascon Wood - SOLD

Before the woodlands were created, the land they now occupy was fields which were part of Rixton Farm. Neighbouring farmers grazed their sheep and cattle here and one of them had a herd of Gascon cattle - a hardy breed originally from the French Pyrenees from which this woodland has derived its name.

Sheep can still be seen in the fields immediately to the east of Gascon Wood [including a small flock of the rare breed Grey-faced Dartmoor], but the only grazing in the woodlands these days is carried out by the deer [roe and red] and the rabbits, which - together with foxes and badgers - form the majority of the woodland's four-legged inhabitants.

Approached along well made tracks all the way from the roadside and accessed via a private entrance gate along the northern boundary, Gascon Wood contains many varied habitats:

  • to the north a belt of conifers, mostly spruce. Planted around 18 - 20 years ago along the highest ground, these provide shelter
  • a central area of mixed broadleaves, again around 18 - 20 years old, including oak, ash and sweet chestnut. Also within this area there is a compact block of quite closely-spaced hazel - a great place to learn and practice coppicing skills
  • along the southern fringe, a copse dating back to an earlier time, with mature oaks and willow
  • to all four sides, mature hedge-banks which not only provide firewood and pea sticks etc [the hedges contain a lot of hazel] but also form vital corridors for wildlife and food and shelter for the many species of birds which visit the woods. And if you wish to coppice they offer the chance for a spot of hedge-laying too.

There is a stoned private parking area just inside the entrance gate and from here several broad tracks lead off into the woodland, making it a simple task to navigate your way around as you explore Gascon Wood.

Whilst there is much to see and investigate within the woodland, it is unlikely to be long before you stop and take in the views out to the south and east where the stunning panoramas of the high moor captivate throughout the seasons.

Particulars and plans were prepared by our local manager, Dick White.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
