Rosebank Wood - SOLD, Devon - About 8 ½ acres, £99,000

Rosebank Wood - SOLD
Rosebank Wood - SOLD
Devon

A good-sized, mixed woodland located at the heart of a larger area of private woodland and featuring an impressive forestry barn suitable for many uses with well-made access tracks leading to it.

Located at the heart of a larger area of privately owned woodlands, Rosebank Wood [named after nearby Rosebank Farm], is a good-sized, mixed woodland with the added and rare bonus of a large forestry barn within its boundaries.

Rosebank Wood is very peaceful and tranquil, with birdsong and the occasional tractor working on the surrounding farmland being the only sounds you are likely to hear. Red and roe deer, badgers, foxes, hares and rabbits are all visitors to the woodland, along with many songbirds and birds of prey. Owls can be heard hooting at all times of day, not just at night-time.

Well-made tracks run along the southern and eastern sides of Rosebank Wood whilst within the woodland itself there are many other tracks; some broad, some narrow and including a private track leading to the barn.

Constructed in 2008, the steel framed forestry barn has a concrete floor. It is 60ft long x 30ft wide x 15ft to the eaves. There are lights in the roof, 2 very large doors to the front - plenty of access for machinery, and a locking side entrance. Open ground around the barn could be used for camping, stacking timber or perhaps establishing a forest garden.

Multiple tracks lead off from around the barn into the woodlands. Most of the woodland is mixed broadleaves (oak, ash, sycamore mainly, with smaller numbers of other species), with a scattering of conifers whilst around the northern and southern fringes conifers predominate. Much of Rosebank Wood is on level ground, sloping away at the southern and eastern sides.

In the north-east corner you will find an area of recently planted broadleaves, together with natural regeneration; this has replaced Japanese Larch which were removed about 4 years ago. Near here you will also find a bench where you can sit and take in the far-reaching views across the whole woodland and farmland beyond.

Rosebank Wood is full of delights and surprises to both stimulate and inspire the family forester. The barn provides an extra dimension, offering opportunities for crafts, wood-fuel production & storage, machinery store / workshop; the possibilities are endless.

Particulars and plans were prepared by our local manager, Dick White.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
