Sleekers Wood - SOLD, Devon - About 3 ⅔ acres, £39,000

Sleekers Wood - SOLD
Sleekers Wood - SOLD
Devon

Accessed with ease via a stone track, this charming young broadleaved woodland has an area of conifer trees and the added privacy of mature tree lined hedge banks.

Sleekers Wood is a proud local name meaning a farmstead that has a wealthy and well-groomed appearance, often linked to healthy looking animals. This shows the level of care taken historically by surrounding land owners and this is still reflected today in the blossoming woodland growing upon the gentle slopes of Sleekers Wood.

The woodland is protected by tall tree lined hedge-banks on three sides and could make an interesting hedge laying project for the woodland purchaser. Hedge laying is a traditional way of managing boundaries, often for livestock but also provides excellent wildlife corridors for small mammals and birds.

The trees were planted around 18 years ago and have grown well giving the woodland a feeling of an established woodland. The trees are mostly broadleaved, they include ash, oak and areas of hazel coppice, there is also a section of conifer trees to the north of the woodland. This gives a good variety of tree species creating a mosaic of woodland habitats.

The access is along a well maintained stone track suitable for most family vehicles and a stoned area at the entrance to the woodland has been established for parking.

Wildlife is plentiful, badgers, foxes and deer are frequent visitors. Whilst waking up to the dawn chorus after an overnight camping trip is truly enchanting.

Sleekers Wood is easily accessed via a quiet county lane with good links to the A30 and is thus perfect for regular visits and for exploring the beautiful surrounding countryside. To the south east of the woodland is Dartmoor National Park - a stunning 368 square miles of protected wild moorland and deep river valleys. There are walks and cycle rides aplenty, both on and off road. In fact the Granite Way is a short cycle from Sleekers Wood and allows safe off road cycling and walking to the Saxon village of Lydford and the nearby town of Okehampton. Incredibly, both of these locations have their own castles so are great for historical days out.

There are also good links to the north Cornwall coasts and beaches with the seaside resort of Bude within a 30 minute drive.

Particulars and plans were prepared by our local manager, Stuart Brooking.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
