The Pieces - SOLD, Devon - About 25 acres, £220,000

The Pieces - SOLD

The Pieces is an apt name for this woodland which, at over 25 acres is far bigger than most of the woodlands we offer. The name derives from the northern-most part of the woodland which has been designated at a Country Wildlife Site and is referred to as Rixton Pieces, since the land on which the woods have been established was once a part of Rixton Farm.

The reason the name is so appropriate is because the woodland comprises several quite distinct pieces:

  • at the southern end is a block of mature deciduous trees, principally oaks
  • a conifer plantation; mostly Sitka spruce (2 varieties) plus some Douglas fir
  • the County Wildlife Site, featuring unimproved neutral grassland and a small alder copse

Behind all of these different areas is a broad swathe of open ground bounded by a fast-flowing stream which runs all the way along the western boundary. A fringe of mature broadleaved trees line the waters edge. This open ground could lend itself to many different uses for example further planting, a wildlife pond or simply be kept as open ground - it has a very sunny aspect and is currently much enjoyed by both red and roe deer.

From the eastern boundary there are truly stunning views out over Dartmoor. The colours change with the seasons, but its beauty remains the same.

Owning an area of woodland of this size opens up many exciting possibilities; coppicing some of the trees within the broadleaved area, gradually thinning the conifers to produce an economic crop, tending the open area and maybe some small-scale charcoal production - there are a couple of decent alder stands within the woods.

One thing is for sure; you will never be stuck for something to do at The Pieces nor for inspiration from the views to the east.

Particulars and plans were prepared by our local manager, Dick White.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
