Thorndon Wood - SOLD, Devon - About 4 ¾ acres, £49,000

Thorndon Wood - SOLD

Just to the north-east of the woodlands is Thorndon Down and the hamlet of Thorndon Cross, which is located on the A3079 - an important county road linking the historic market towns of Okehampton and Holsworthy.

Thorndon Wood is part of a larger area of private woodland which is surrounded by open farmland and with great views out over nearby Dartmoor National Park. Whilst much of the woodland around Thorndon Wood is newly established, having been planted around 15 years ago, Thorndon itself is of an earlier vintage, containing a good mix of mature broadleaved trees and a typical ground flora including ferns, bracken, mosses, bluebells and much more.

From the roadside entrance gate Thorndon Wood is reached by a stoned access track which leads all the way to a private gateway with a hard-surfaced parking area on level ground just inside the gate.

Once within the wood you could easily feel yourself transported back in time, the gnarled & twisted trees and the mosses and ferns combining to give a sense of times gone by. It is easy to imagine this long-established copse having been surrounded by open grazing land for generations. For some the more 'natural' feel of Thorndon Wood will be preferable to the organised areas of recent plantation around it. It is certainly a contrast.

Make your way down through the woodland and you will soon be rewarded with the sights and sounds to be found along a captivating pathway beside the stream which runs all the way along the northern boundary. Whilst much of the stream is shallow and ripples over the bedrock, there are deep pools and small 'weirs' where the water level changes. The way in which the - in places - steep banks have been gouged out show that at times the force of the water has sculpted and altered the course of the waterway. A great example of this can be found near to the north-west corner of the woodland, with the stream emerging through a narrow gorge in the rocks and dropping down into a shallow pool.

Not far from the entrance there is a depression in the ground which could make a great spot for creating a wildlife pond. Study the animal tracks to be found in softer ground within the woodland and at the water's edge and you will see that there is already a good variety of creatures frequenting Thorndon Wood and a pond would certainly attract them and maybe others. Both red and roe deer are frequent visitors.

Another great place to sit quietly and observe what is all around, and above you is a bench located on a grassy 'promontory' which juts out into the stream about half-way along the northern fringe of the woodland. It is sometimes surprising just how close animals and birds will get to you if they don't realise you are there.

Particulars and plans were prepared by our local manager, Dick White.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
