Arrishes Wood, Devon - Nearly 4 ¼ acres, £39,000

Arrishes Wood

Arrishes Wood is sited atop a beautiful valley in the heart of Devon with panoramic views over the surrounding fields, trees and farmsteads. The woodland has recently been replanted and the Sitka spruce trees are growing well. There are also areas of coppiced sweet chestnut and old tree lined wood banks with large trees such as beech and oak. The woodland's name comes from a nearby place on Dartmoor called 'Foales Arrishes' located near Rippon Tor. Foales Arrishes is an old settlement area, 'Foales' was once a local Inn keeper and 'Arrishes' is the old Devonshire word for 'stubble crop'.

Ideally located with easy access from the A38 yet set well away from the bustle of urban living. Access into the woodland is suited to a 4x4 all year around and in a car in the drier months. For the less adventurous of drivers there is a shared parking area within a short walk of the woodland.

The woodland is at a stage where the owner can shape and manage to create something special for future generations. Sitka spruce timber has many uses, whilst the new growth of sweet chestnut is a durable timber producing natural tannins that protect the timber from the elements.

A large level clearing adjoins the private car parking area, this would be a great place to camp, picnic or create a green woodworking site.

Arrishes Wood comes with a right of way by foot along the main woodland track heading north through other areas of private woodland, this links to a bridleway onto Dartmoor following the attractive river Lemon. There is a good tavern at Ilsignton that can be walked to in around 45 minutes!

As well as the magnificent surroundings of Dartmoor, there are numerous other interesting places near to the woodland, from the ancient stannary town of Ashburton to the market town of Bovey Tracey and the wonders of the National Park of Dartmoor. The nearby coastal Torbay has numerous beaches and activities.

Many of these attractions can be reached by local buses or recently opened cycle paths allowing safe off-road cycling to Newton Abbot with links to mainline and local trains.

Particulars and plans were prepared by our local manager, Stuart Brooking.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Directions

- To view this woodland please first contact the agent to register your interest and to aquire the code for the padlocks.

- Once you have arranged to view then from Exeter, head south on the A38 and take the exit for Ashburton sign posted B3352.

- From the slip road turn right at the junction (heading towards Ashburton) and cross back over the A38 and turn right signposted Exeter A38 to re-join the A38 northbound.

- Proceed for around half a mile along the A38 northbound then take the exit signed for Newton Abbot (A383), Bickington and Widecombe.

- Take the first left hand turning signed Widecombe and Sigford and drive up the hill.

- When the road levels out, look for a large large doubled gated entrance on your right with a www.woodlands.co.uk 'woodlands for sale' sign on the left hand gate. If you get to Hooks Cross and see another 'woodlands for sale' sign you have gone too far!

- If the gate is locked then enter the code and open the gate (please close behind you unless the gate was already open).

- Drive carefully down the track until you reach a second gate with a 'woodlands for sale' sign on it. Enter the second gate code here if the gate is locked and again please shut the gate behind you unless the gate was already open.

- Here there is a large parking area so if you want to enjoy a walk to Arrishes Wood you can leave your vehicle here, or you can drive on nearer to the woodland.

- Either way take the main track on the left after the large parking area and head down the hill until you reach a fork in the track.

- Ignore the right hand track here with a stoned surface and continue along the track for about 250 metres past another smaller forestry track on your right (this is a right of way for the southern edge of the woodland).

- As the main track takes a sharp left, you will see a forestry track head through a wood bank on your right. This is the entrance track to Arrishes Wood. There is an old metal forestry sign just after this turn.

- If you drove then park here just off the main track and walk down the track through the hedge bank. The forestry track leading to Arrishes Wood is suitable for 4x4 use throughout the year.

- You will find the entrance to Arrishes Wood at the end of this track, after about 250 metres defined by a ride stop with a 'Arrishes Wood' name sign on it.

- Through the ride stop there is a stoned area for parking and turning. If you head right following the wood bank you will reach a bench with fine views.

- You can also head straight on from the entrance to explore the rest of the woodland.

- If travelling from the Newton Abbot take the A383 towards Ashburton and continue along the road for around 5 miles, driving past the turn to join the A38 towards Plymouth.

- Shortly after take the turn to the right, signposted Sigford and Widecombe.

- Follow the signs for Sigford and Widecombe, turning left, and right across the highway.

- Drive up the hill until the road levels out and look for a large doubled gated entrance on your right with a www.woodlands.co.uk 'woodlands for sale' sign on the left hand gate. If you get to Hooks Cross and see another 'woodlands for sale' sign you have gone too far!
