Dawes Wood & Pond - SOLD, Devon - Nearly 3 acres, £35,000

Dawes Wood & Pond - SOLD

Dawes Wood & Pond is a gem of a woodland with mature broadleaved tree species consisting of oak, ash, birch, alder and hazel. Ground flora boasts bluebells, water mint and wood spurge.

For those interested in observing wildlife this wood is ideal, with deer, foxes and badgers as regular visitors whilst the tree canopy is home to numerous woodland birds. Seen on regular visits are the tree creeper, greater spotted woodpecker, tawny owl and gold crest. Frogs and newts enjoy the pond along with plentiful aquatic invertebrates such as Odonata and Trichoptera better known as dragonflies and caddis flies respectively.

A bench located in the clearing around the pond is a perfect place to enjoy watching butterflies on a sunny day. Species seen include the Speckeld wood and the Silver-washed Fritillary. The covering of aquatic plants allows small woodland birds such as the wren to skip across the surface to feed on insects.

Dawes Wood & Pond is accessed from the A3052 via a metalled track and once inside the main wood a good forestry track suitable for most family vehicles leads to the entrance. The local area is very peaceful and has plenty of quiet lanes to enable country walking.

A network of footpaths connect to the nearby coastline around Seaton and Sidmouth and the beginning of a World Heritage Site consisting of 95 miles of Jurassic coastline that begins at the nearby Orcombe point

A thriving, local small scale fishing industry is based along this section of coastline with day boats catching fish and crabs. The bass fishery attracts many anglers in season and there are a number of chartered fishing trips available.

Please do enjoy your visit to Dawes Wood & Pond, but take care of any undulating ground or trip hazards as well as standing or leaning deadwood which has been left as a wildlife habitat.

Particulars and plans were prepared by our local manager, Stuart Brooking.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
