Essebretone Wood - SOLD

Essebretone Wood is set along the bank of the river Lemon in a quiet location on the edge of Dartmoor National Park. The woodland has good access via a stone track and has excellent links to local bridleways giving great opportunities to walk or mountain bike to the National Park and local hostelries and shops.

The woodland has been part of the landscape for over a century and remnants of older broadleaf trees can be found along the fringes of the river Lemon along with patches of bluebells. The main area of woodland was felled and replanted in the early part of this decade and has been replanted with Sitka spruce trees along with naturally regenerating willow and birch. Should the purchaser desire, there is scope to put your own stamp on this woodland by harvesting some spruce and replacing with native broadleaved trees.

Habitat value here is high with the area being identified as a priority area for the Brown hairstreak butterfly which could be encouraged by planting areas of young blackthorn as this is where they lay their eggs. There are current records of Nightjars in the locality which you may be able to hear from within the woodland at dusk. Mammals including roe deer, foxes and otters are known to use this stretch of river.

The woodland borders the river Lemon and fishing rights are included with species likely to be small trout, roach and chub.

'Essebretone' was the Doomsday entry name for Ashburton back in 1086 and the nearby town has a varied and interesting history. The town expanded through the medieval times along the river Ashburn, which originates within Dartmoor National Park. Ashburton then became a centre of the mining industry, including tin, form as early as 1305.

Notable nearby attractions include the Mermaid Inn which is now a shop and the Card House. The Mermaid Inn provided a place to stay for General Fairfax, the commander of the parliamentary forces in the Civil war, during his campaign in the County of Devon. The Card House has decorative slates upon the exterior that feature the symbols of the suits in a pack of cards and used to be a Games house.

- To view this woodland please first contact the agent to register your interest and to acquire the code for the padlocks.

- Once you have arranged to view then from Exeter head south on the A38 and take the exit for Ashburton sign posted B3352.

- From the slip road turn right at the junction (heading towards Ashburton) and cross back over the A38 and turn right signposted Exeter A38 to re-join the A38 northbound.

- If travelling from the Newton Abbot take the A383 towards Ashburton and continue along the road for around 5 miles, driving past the turn to join the A38 towards Plymouth.

- Proceed for around half a mile along the A38 northbound then take the exit signed for Newton Abbot (A383), Bickington and Widecombe.

- Take the first left hand turning signed Widecombe and Sigford and drive up the hill.

- When the road levels out, look for a large doubled gated entrance on your right with a www.woodlands.co.uk 'woodlands for sale' sign on the left hand gate. If you get to Hooks Cross and see another 'woodlands for sale' sign you have gone too far!

- If the gate is locked then enter the code and open the gate (please close behind you unless the gate was already open).

- Drive carefully down the track until you reach a second gate with a 'woodlands for sale' sign on it. Enter the second gate code here if the gate is locked and again please shut the gate behind you unless the gate was already open.

- Here there is a large parking area and stacking area for timber which this woodland has a right to use.

- Follow the main stoned track on the left after the large parking area and head down the hill.

- Continue down the main track until you come to a wooden gate at the bottom of the hill. You will pass through other areas of private woodland.

- Using the supplied code open the gate and you will see the entrance to Essebretone Wood just on your left indicated by a ride stop with a 'Essebretone Wood' name sign on it. You can park just before this ride stop.

If driving please take care of users as this section of track is a public bridleway.
