Treecreeper Wood, Devon - About 6 ¾ acres, £69,000

Treecreeper Wood

Treecreeper Wood is an attractive broadleaved woodland and meadow located conveniently in the mid Devon area. The meadow would be suitable for a variety of amenity uses. A nearby water supply is available.

The southern part of the woodland has a good internal track and sits on a plateau, the woodland here has a very open and spacious feel. In spring bluebells adorn the ground, it would be hard to find a more beautiful woodland at this time of year. There are many clearings within this part of the woodland which are ideal for a family camping area or to site a forestry store.

A central track divides the northern and southern sections. The northern part of the woodland offers contrast as the ground gently slopes away and the trees and shrubs become more dense. This creates good shelter for wildlife and often roe and red deer are seen here.

The main access is over a short track ( see plan 4 ) and private parking area directly from the highway onto the meadow section. A second and third access track services the northern section of the wood and is an ideal route for any timber extraction (please see plan 3 below ) There is a current felling licence in place should the owner want to thin some trees for firewood.

Treecreeper Wood provides the opportunity for the buyer to maintain and enhance the biodiversity of this ancient semi-natural woodland, or some may prefer to simply relax and enjoy these peaceful surroundings whilst nature takes its course!

The ground flora is varied but is dominated in areas by bilberries, also known as whortleberries. They are closely related the blueberry, being slightly smaller in size but equally tasty! A perfect place for foraging with the family.

Located on the edge of a valley leading down to the Iron Mill stream and set on the edge of high country, this woodland is surrounded by beautiful wooded valleys. Nearby is Stoodleigh Beacon (over 980 ft.) which is the highest point between Exmoor and Dartmoor. It is said that a beacon was lit on this hill on the order of Edward II when he doubted the return landing of his Queen Isabel. The southern end of the meadow included with this woodland has some outstanding views.

There are excellent links to junction 27 of the M5 and is near to the village of Stoodleigh with a pub that offers quiz nights, live music and Sunday roasts. If you love wildlife there is an amazing opportunity to learn about badgers as an official badger watching centre is located nearby.

The woodland is named after one of the many bird species that frequent this quite habitat. The Treecreeper (Certhia familiaris) is a resident woodland bird that feeds on insects and spiders with some seeds in the winter months. They are great to watch as they fly to the bottom of a trunk of a tree and 'spiral' up the tree looking for food. Their beaks curve down to allow them to pick insects out of the tree park.

Not far away is the rugged and stunning north Devon coast with its popular surfing beaches of Croyde, Woollacombe and Westward Ho! is within a 45 minute drive. Whilst Exmoor National Park offers fantastic walking and cycling opportunities and is about 10 miles from the woodland.

Please note: The purchaser will be able to access a water supply located in the adjoining meadow. The purchaser may have to arrange for a water meter to be fitted but Woodlands.co.uk can help get this done.

Particulars and plans were prepared by our local manager, Stuart Brooking.
