Newman Wood - SOLD, Norfolk - About 5 acres, £69,000

Newman Wood - SOLD

Newman Wood is named after a local benefactor Mr Newman who left his fortune to the poor of Kettlestone changing their lives in the mid-18th Century. Owning a woodland can also be life-changing so it is apt that this woodland is named after the generous Mr Newman.

Newman Wood is a country sports and environmentalists dream wood. It offers a variety of habitats in a manageable area. The opportunity to see a fish in a river, wildfowl on ponds and deer in a woodland glade can all be had in a day. The woodland is ancient in its origin with records showing that it is hundreds of years old. More recently, the woodland is clearly shown on the Bryant maps of 1826 and there are many key indicator species of ancient woodlands such as bluebells.

It has the advantage of its own private gateway, behind which well-spaced silver birch and oak trees thrive. The ground is well drained and some of the silver birch are specimen trees.

As you venture further into the woodland a bench has been made in a glade next to an oak tree. Please take some time to sit here and take in the atmosphere. From here you can see an area of beech trees that dominate the slightly higher ground. To the left a large pond crosses the boundary and the pond is surrounded by a mix of ash, beech and Scots pine.

A badger sett sits above a gently sloping bank that leads down to the lower area of the woodland. This bank is covered with bracken and Scots pine trees.

The lower area of the woodlands contain two main features: a pond frequented by large numbers of ducks and the river Skiffey reported to contain brown trout. This area is very private and a perfect place for camping.

Large areas of this woodland are filled with mature, well-spaced trees which give the wood a nice open feel. However, in contrast there are areas with a thick under-storey of laurels and holly bushes, which offer good cover for Red deer, Muntjac and Roe deer - all frequent visitors.

This is a woodland that seems to have everything: open areas for camping, a small river for water, ponds and a good selection of mature specimen trees. It is accessed by its own secure gate and offers a perfect sanctuary from the hustle and bustle of modern life - the woodland is very accessible being only 4 miles from Holt and about 25 miles from Norwich.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
