Peck Wood - SOLD, Suffolk - About 1 ⅓ acres, £20,000

Peck Wood - SOLD

A perfect opportunity to buy a manageable sized woodland packed with mature trees and a pond centrally located within a larger protected area of woodland.

An attractive feature of this wood is a pond which is a magnet for local wildlife. Deer prints known as "slots" show that deer use it along with badgers and foxes and with a little work it could also be managed to attract wildfowl as well.

Whilst open and stocked with magnificent mature trees the wood feels very private and its gentle undulations mean it is easy to disappear from sight. The wood has plenty of natural areas ideal for camping.

Peck Wood is located in the centre of a much larger area of private woodland known as Titsal Wood which is set the picturesque location near the village of Shadingfield This is one of a small cluster of ancient woods in the parishes of Brampton, Shadingfield, Willingham, Sotterly and Wrentham. It is one of only five woods classified by Oliver Rackham as medieval woods in Blything. Medieval woods were not necessarily natural woods. It is likely that since before Domesday they had been intensively managed by the local community as a renewable resource. Every five to twenty years the wood was cut down and allowed to grow again from the stools to yield underwood- poles and rods used for fuel, fencing, wattle and daub walling. It was common to have, scattered among the underwood, oaks that had been allowed to stand for 25 to 100 years, which when felled were a source of timber for beams and planks for building houses and barns.

This woodland clearly shows signs of this ancient management with predominantly hornbeam coppice interspersed with oaks and ash trees. The woodland is deemed such a good example of Suffolk hornbeam coppice it has been designated a Site of Special Scientific Interest. A future owner has the advantage of not only the protection this offers but free advice and guidance from Natural England.

It is home to a vast array of wildlife, including woodcocks, pheasants, hares and deer. Three species of deer were seen within the woodland in one day, Chinese water deer, muntjac and fallow. A bench has been placed conveniently beside an oak tree: please do sit here when visiting and take in the atmosphere.

The nearby village of Shadingfield has an excellent farm shop and a number of pubs are within cycling distance. Located about one hour's drive from both Ipswich and Norwich and being only a short drive from the town of Beccles the woodland is easily accessible offering anyone a perfect rural retreat from the hustle of modern day living.
