Stoccen Wood, Buckinghamshire - About 4 ¾ acres, £49,000

Stoccen Wood

Its rare to find a woodland of this quality for sale, easily accessible form London or Oxford. Stoccen Wood derives its name from the Saxon word for Stokenchurch this being the local village of Stokenchurch.

The woodland forms part of a much larger area of ancient wood and has supplied naturally regenerating timber for over 500 years. In 1996 it was awarded a silver medal by the Royal Agricultural Society of England for Natural Regeneration..

Stoccen Wood is accessed from the highway by a very good stone track suitable for most family vehicles and is accessible even in the wettest of winters. Upon reaching the woodland, a grass ride meanders away from the entrance which provides good internal access.

The woodland is predominantly made up of fine mature beech trees with the occasional holly bush. Some wild cherry, oak and birch add variety. The understorey is principally naturally regenerating beech which in parts is very thick and will offer excellent timber if the owner decides to thin the woodland in years to come.

A wonderful array of wildlife has adopted this as their home: roe and muntjac deer are present as well as a wide variety of bird life. Red kites can be found in the woodland and this area of Buckinghamshire is one of their strongholds since being reintroduced.

As you explore the woodland you will find it is criss-crossed with tracks and small glades offering great areas to set up camp. A bench has been made close to the entrance so that you can sit and enjoy the ambience of this ancient woodland. Stoccen Wood is borded by other areas of private woodland.

The woodland is easily found and accessed off the A40 being under an hour from London and 30 minutes from Oxford. The village of Stokenchurch is under a mile from the woodland and has excellent village shops.
