Loynton Wood - SOLD, Shropshire - 6 acres, £49,000

Loynton Wood - SOLD

Loynton Wood is a well established, level broadleaf wood on a rich peaty soil.

Amongst the trees to be found are oak, ash, sycamore, rowan, beech, hazel, holly and silver birch. The trees are well spaced making all parts of the woodland easily accessible.

Silver birch is the most common species found in this this woodland, however there could be an opportunity to introduce new tree species to further encourage the diversity of the woodland and wildlife that frequently reside in Loynton Wood. One species in particular is the stunning view of the herd of fallow deer (20 have been seen) early in the morning and at sunset. Loynton Wood provides an excellent project to create a conservation woodland.

There are lots of mature veteran trees scattered around the woodland, one oak in particular has a clearing with a rustic bench underneath the canopy, which could be used as a ‘base’ for woodland activities and camping. From the main entrance gate there is a track that meanders through the wood to open out onto the clearing.

Some of the plants and flowers seen here include wild raspberry, primrose, bluebells, cow parsley, wood sorrel and many varieties of ferns and bracken. Along the eastern boundary there is a large area of bracken and fern which provides shelter for the local wildlife, not only fallow deer, but also fox, badger, pheasant, and rabbit. Many birds visit the wood such as woodcock, buzzard, sparrow hawk, owl, woodpecker, Jay and songbirds. There are the remnants of an old pheasant pen found in the wood from when it was used as a 'Shoot'. The pheasant still visit at certain times of the year.

Loynton Wood is a stone's throw from Newport and 13 miles from Telford. Nearby there is the Lilleshall Abbey ruins and the Aqualate Mere National Nature Reserve. Despite the name of the area, Puleston Common, this land is not registered as common land, and there are no public access rights.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
