Shebdon Wood, Shropshire - Over 6 ½ acres, £59,000

Shebdon Wood
Shebdon Wood
Shropshire

A level broadleaf woodland with excellent access located near to the market town of Newport and Telford.

Shebdon Wood is a well established, level broadleaf wood on a rich peaty soil, nestled in the heart of the Shropshire countryside.

At the main entrance there is a large shared gated and secure parking area. From here there is a second gate which leads into Shebdon Wood.

This woodland is very open with well spaced trees throughout giving easy access to all areas of the woodland. Towards the centre of the wood there is a natural clearing with a bench for sitting and taking in the surroundings.

Amongst the trees to be found are oak, ash, sycamore, rowan, beech, hazel, holly and silver birch.

Silver birch is the most common species found in this this woodland, however there could be an opportunity to introduce new tree species to further encourage the diversity of the woodland and wildlife that frequently visit Shebdon Wood. One species in particular can deliver a stunning view: a herd of fallow deer (30 have been seen) early in the morning and at sunset. Shebdon Wood provides an excellent project to create a conservation woodland.

Some of the plants and flowers seen here include wild raspberry, primrose, bluebells, cow parsley, wood sorrel and many varieties of ferns and bracken. Along the eastern boundary there is a large area of bracken and fern which provides shelter for the local wildlife, not only fallow deer, but also fox, badger, pheasant, and rabbit. Many birds visit the wood such as woodcock, buzzard, sparrow hawk, owl, woodpecker, Jay and songbirds.

Loynton Wood is a stone's throw from Newport and 13 miles from Telford. Nearby there is the Lilleshall Abbey ruins and the Aqualate Mere National Nature Reserve. Despite the name of the area, Puleston Common, this land is not registered as common land, and there are no public access rights.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
