Large, tall spruce set the character of this woodland, which is green year-round but with co-planted beech and oak. In the autumn these have golden leaves which are replaced by bright greens in the spring. Level and easily walked through, the tall straight beech are a forester's delight. There's plenty of space to set up wood working facilities and also for camping. Access is suitable for ordinary cars. Traditionally, hardwoods are planted alongside conifers, which draw up the hardwoods producing trees of good 'form'. Now, some gradual halo thinning to open up the canopy would benefit both the beech and oaks. Plenty here for the "family forester" to do.

The small pond, probably a wartime relic, is full of compost and and could easily be dug out and extended.

The Region

North Yorkshire sheltered, by the Pennines to the west, is a dry county with annual rainfall of about 24", Kiplin lies in the shallow valley of the River Swale between the market towns of Richmond and Northallerton, towns which have everything a woodland owner could want.

History

During the last war, Kiplin Hall was used by the RAF as the maintenance unit for the local airfields at Scorton, Catterrick and Leeming. Many woods during the war were used for concealed storage as was the case at Kiplin, and the geometric layout of the rides and drainage ditches are a testament to this. The tracks have solid stone bases and within the woods are concrete 'pads' on which RAF equipment would have stood. They are still there although covered in accumulated soil and leaves. When cleared they make good hard standings for the present use.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Havier Wood is about 4 miles off the A1 between Richmond and Northallerton with the Yorkshire Dales to the west and North York Moors to the east.

A1 road works at Catterick:

Take the next right turn signed to Whitwell and Forest.

Continue along this lane, past the Ecolodges then turn sharp right.

The entrance is straight ahead (where the lane turns left) > drive up this private track between the two bungalows > through the open gate > past the large wooden building > travel a short distance along the woodland track and park on the right by the small 'For Sale' sign. Please do not park on the concrete area.

Take the right hand track walk down here for about 40 metres and Havier Wood is on the left and identified by the name sign and red boundary markings.
