Hodber Wood - SOLD, North Yorkshire - Nearly 5 ½ acres, £65,000

Hodber Wood - SOLD

Surrounded by woodland on all sides, Hodber Wood is situated in a peaceful setting on gently undulating land. The tree species found within the wood are diverse and offer a home to many woodland bird species. Sitting quietly amid the trees, it’s possible to observe groups of birds such as long tailed tits and coal tits, as well as the more solitary woodpeckers, tree creepers and nuthatches. Buzzards have also been nesting nearby and are frequently seen and heard in the area, wood pigeons too are generally present and on occasion, owls may be heard calling. Due to the quiet location, deer and foxes pass through the wood as well.

Hodber Wood is a mixed plantation with pine, spruce and larch of around 40 years old, growing straight and tall. Many broadleaved trees have also regenerated throughout the wood with young oaks, reaching up towards the canopy of the softwoods and sycamore, growing in coppice and standard form.

Amongst the shrub layer, alder can be found in addition to coppiced hazel and at ground level, fascinating fungi appears seasonally amongst patches of wood sorrel and sculptural ferns. Patches of bramble yield black berries in the sunnier spots.

From the ride-stop entrance, where a car may be parked off the track, it is a short walk up a slight incline to a pleasant spot where a bench is conveniently located. Why not take some time here to soak in the ambiance and watch the resident wildlife?

Although it is outside the stone walls of Kiplin Park, the woodland was undoubtedly part of the 4,000 acre estate but was sold off in the 1950s. Kiplin Hall is now held in trust and on display in the Hall there is some history - including papers relating to the formation of the state of Maryland in the US. In the wood there is evidence of its use during the last war when Kiplin Hall was used by the RAF as a maintenance unit, including the well-stoned hard tracks and the ‘bays’ used for concealed storage.

While viewing the woods it’s well-worth taking the time to visit the Hall, click here for info and opening times.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
