Hoppet Wood - SOLD, East Yorkshire - Nearly 3 ¾ acres, £41,340

Hoppet Wood - SOLD

Hoppet Wood is first approached by a track crossing an area of farmland known as Hoppet Moor. Once inside the larger Sutton Wood, the sound woodland ride gains access to the ride stop entrance of Hoppet Wood and here there is space to turn or park a vehicle. The hard standing could also be a stacking or useful loading point for timber. Continuing on along the ride, a belt of young spruce and pine trees runs the length of the boundary, giving good privacy.

From the ride-stop, a cleared path leads enchantingly into the wood, with a section of well established oak and pine trees to the left. A central area has been sensitively thinned and there are young trees regenerating among mature birch. Here and there, some self-set willows are dotted around as well as occasional rhododendron and a convenient bench can be found situated at the edge of a glade. Further clearings could be created to enhance the flourishing and diverse ground flora already present and this would also produce a useful source of firewood for domestic use. Hoppet wood also has the benefit of a well constructed compost toilet.

The western part of the wood is comprised of very attractive and evenly spaced, large birch trees on level ground, giving a real feeling of the northern boreal forests. Bracken and interesting ground flora, gives good cover for wildlife beneath the birch and adding to the diversity of the coniferous and deciduous trees, there are some younger planted oak and cherry too. Wildlife abounds in the haven of Hoppet Wood with badgers passing through as well as deer, while up in the tree canopy, bird life carries on a pace. As well as the more common tits and finches, the observer may be lucky enough to spot tree creepers, buzzards or the handsome jay.

Despite the convenience of its accessibility to nearby York or Leeds, the wood has a tangible feel of tranquility and is ideal for wildlife watching, family camping or woodland crafts.

Just outside Hoppet Wood, on the opposite side of the main track lies a Scheduled Ancient Monument, known as Giant’s Hill Motte. This included a raised motte enclosed by a moat thought to date from Norman times and likely to have been built as a river defence.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
