Stell Wood - SOLD, North Yorkshire - Over 6½ acres, £55,000

Stell Wood - SOLD

Description: Trees grow well here as can be seen by looking up at the tall straight pines reaching for the sky. Stell Wood exudes sheer vigour. Recent thinning has allowed shafts of sunlight to reach the woodland floor where a light covering of wildlife-friendly bramble provides shelter and food for small mammals, insects and birds. Internal tracks lead to the further reaches of the wood past hazel coppice contrasting with the regemented evergreens. If birdsong heralds the oncoming spring then the unmistakeable sound of wind in the tall trees says it's still winter. Privacy is afforded by being tucked away at the back of Kiplin Woods and looking out over open farmland. Young trees are finding their way up between the larger specimens ready to take on the role of high forest in years to come. The old pond relieved of its shade and sediment will surely burst into life.

Access: This is off the lane along a solid track, where there is a full right of way (suitable for most cars) to the woodland entrance leading to the internal tracks, clearings and parking.

Sporting Rights: These are included with Stell Wood and are not let.

Local history: Although it is outside the stone walls of Kiplin Park the woodland was undoubtedly part of the 4,000 acre estate but was sold off in the 1950s. Kiplin Hall is now in trust and on display in the Hall is some history including papers relating to the formation of the state of Maryland in the US. In the wood there is evidence of its use during the last war when Kiplin Hall was used by the RAF as a maintenance unit, including the well-stoned hard tracks and the ‘bays’ used for concealed storage.

While viewing the woods it’s well-worth taking the time to visit the Hall, click here for info and opening times.

Viewing: The entrance track is shared with our two neighbours, please take a printout of the details with you when viewing.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
