Ethne Wood - SOLD, West Lothian - About 5 acres., £35,000

Ethne Wood - SOLD
Ethne Wood - SOLD
West Lothian

A beautiful, mixed woodland with a fast flowing stream, all within easy reach of Glasgow and Edinburgh.

Ethne Wood is situated almost halfway between Edinburgh and Glasgow, easily accessible from either the M8 or M9. Its entrance is directly off the public road with a lockable gate with a useful area of hard standing for timber stacking at the entrance.

The woods at Drumtassie were originally Forestry Commission and display an interesting and eclectic planting scheme with a good mix of oak , sycamore, birch and cherry as well as numerous useful larch that have all grown vigorously.

Ethne Woods would be ideal for someone new to woodland ownership as the trees are still of a quite manageable size: the woods have not been thinned yet and so will provide an ample supply of firewood just off the thinnings alone.

There are two gas wayleaves that dissect the land which provide a decent amount of pasture and would be the ideal location for a small structure as little timber clearance would be required. There is a restriction on deep digging with heavy plant in these areas for obvious reasons, though small scale non machine operations are allowable.

There are a number of wildflowers in these areas and it would be the perfect place to expand and develop a more extensive wildflower meadow that would suit beekeeping and add greatly to the general diversity of the woodland.

A cornerstone of this woodland and of real value is the Drumtassie Burn that broadly follows the northern boundary. It is a swift flowing and reliable water course and may be of value for a small scale hydro scheme, subject to relevant permissions; alternatively it is a very lovely spot to rest a while, fish or just watch the clouds float past.

Surrounding Area:

The woods at Drumtassie lie closest to the small village of Avonbridge, its Gaelic name being Drochaid Abhainne quite literally 'bridge of the river'. Early history suggests that the river was forded here by cattle drovers coming south and later the village was home to a brickworks and a small open cast mine. Further afield lies the small town of Armadale another mining town with the land being rich in coal and ironstone.

The woods are within easy reach of Stirling , Glasgow and Edinburgh and lie within the county of West Lothian.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

There is a growing interest in hut, bothy and temporary shelter building, especially in Scotland; for those interested in erecting a hut or shelter, here is some interesting and very helpful guidance from Reforesting Scotland’s Thousand Hut Campaign. Your Local Planning Authority should also be consulted.
