Inu Wood, Aberdeenshire - About 14.5 acres, £85,500

Inu Wood

Inu Wood is situated in an area known as the Garioch, one of the six committee areas of Aberdeenshire. In recent times the area has flourished in conjunction with the booming oil industry. The nearly fifteen acres of Inu Wood are set in peaceful rolling countryside, the perfect antidote to the hustle and bustle of Aberdeen life.

This is a large woodland with none of the usual standard covenants attached, therefore there are no restrictions on starting a business within this woodland, subject to the normal planning consents. Inu Wood would be a perfect location for setting up a glamping or eco lodge site. Its proximity to the Cairngorm National Park, Royal Deeside and Aberdeen would make it very desirable from a tourist perspective.

The main body of the wood has been judiciously thinned to give it an open aspect and to allow the remaining timber to grow to its full potential. This will allow more light to hit the ground and greatly increase the biodiversity of the woodland. An increase in ground flora will in turn encourage more birdlife and small animals to take up residence.

About 100m into the woodland from the main gate there is a borehole that has been sunk to provide a reliable supply of water; the pipe sits under a boulder. A reliable borehole is available asset. There is a good internal track along the southern boundary making access very straightforward, and this track leads to a fine spacious clearing that would be perfect for camping or the siting of a woodland shelter. The trees are a bit more dense in this area, giving the clearing a great deal of privacy.

The western section of woodland has been left relatively untouched, allowing future woodland owners to add their own touch of creativity. An additional two entrances on the northern boundary, one that accesses the western most section of woodland and a central one that provides parking for one vehicle.

Although there are a number of farm buildings in the vicinity of the wood, the large fields surrounding the wood really add to the sense of space and the large avenues of beech trees that follow the perimeter, provide a real sense of majesty to this very lovely woodland.

There is a growing interest in hut, bothy and temporary shelter building, especially in Scotland; for those interested in erecting a hut or shelter, here is some interesting and very helpful guidance from Reforesting Scotland’s Thousand Hut Campaign. Your Local Planning Authority should also be consulted.
