In Scandanavia the name Kallan means flowing water, while in Gaelic the meaning is 'powerful in battle', which fits well with the absolute majesty of the mature pines throughout this woodland.

Kallan Wood sits on the edge of Millbank Wood, which in turn is connected to Scare Wood: a wonderfully diverse and rich ecosystem for flora and fauna alike.

This manageable woodland of just over four acres has plenty of potential with a great deal of useful timber for a variety of projects, both small and large. The volume of timber growing in just the pine alone is tremendous. A number of windblown trees have been dealt with already and would be suitable for processing into firewood. Alternatively some of this valuable commodity would be suitable for milling up, to be used for the construction of a hut or simple shelter.

The woodland has been very sensitively thinned in its past, much to its favour now, allowing plenty of light through to the floor, which in turn creates a vibrant understory. Fern and sorrell abound as well as a good store of wild flowers, providing ample cover for smaller animals. As well as the mature pine there are fine examples of beech, birch and sycamore scattered throughout this diverse woodland.

The wood is bounded by a field on the west side affording fine views looking out. A sturdy bench has been installed here allowing one time to sit and contemplate; perhaps to just look out for wildlife. The woods are home to red squirrel. Squirrels make a rough nest, called a drey out of twigs, leaves and strips of bark in the fork of a branch, high up in the tree canopy. Breeding begins in winter and carries on through spring. Males chase females through the tree canopy, leaping across branches and spiralling up tree trunks and females may have two litters of two to three young a year.

Access to the wood is exceptionally good, with the tracks having been recently and substantially strengthened with excellent local stone and will be maintenance free for many years to come. Given the convenience of easy access from Aberdeen, these woods have attracted a great deal of interest and attention and early viewing is advised.

The surrounding area is steeped in history with the close proximity of Castle Fraser and Cluny Castle, both fine examples of 16th century architecture, though the core of Castle Fraser dates back to the 1450s. Craigievar Castle in nearby Alford, a pink castle supposedly the inspiration for Walt Disney, is another local attraction as well as the Loch of Skene: the loch supports concentrations of wildfowl in autumn and winter in particular greylag geese, goldeneye ducks and pink-footed geese.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
