The woods at Ayton Hill have proven to be very popular and for good reason, they are a wonderfully diverse and evocative woodland with an interesting mix of deciduous and non deciduous trees.

The access track has been recently strengthened with local stone, providing excellent access to the woods.

On walking through the ride stop entrance the land rises gently, with the trees well spaced and making movement on foot quite easy. Due to the open feel of the woodland and many sunny glades, grasses flourish as well as an abundance of wood sorrel, honeysuckle and various wildflowers including gorse, spring vetch, cowslip and white clover. An internal track provides further ease of movement.

A diverse and varied woodland will in turn attract many of our wild animals with many sightings of fox and red squirrel throughout the wider woodland. Oisian Wood commands majestic views over some of the finest rolling countryside of north Fife: a bench has been created to take full advantage.

There is a great scope to coppice the plentiful sycamore, a timber that is well regarded for use as firewood, providing a truly sustainable source of energy.

Due to its diversity, this woodland will be attractive throughout the seasons and therefore be of interest to many potential owners.

Access: There is a full right of access over a shared private road leading up the hill for about 1 mile after turning off the A913, and along shared forest tracks (shown green on the detailed maps) extending to the end of the wood's southeast boundary.

Sporting Rights: These are fully owned and included with the land.

Surrounding area: Oisian Wood is situated in north Fife on the old Ayton Estate at the middle of the Ayton Hill woods. The rural area, rolling hills and abundance of semi-natural ancient woodland makes this part of Fife particularly attractive to wild fauna and flora including red squirrel, roe deer, bluebells, primroses and wood anemones. The highest hill in northeast Fife is Norman's Law (part of the Ochil Hills) with a commanding 360° vantage point. This is the site of an Iron Age fort which is only a short walk from the woodland. Newburgh and Cupar are about 7 miles away with St. Andrews, Dundee and Perth all under 30 minutes drive. Edinburgh and Stirling are just over 60 minutes drive away.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
