The Railway Wood, Fife - About 4.5 acres, £30,000

The Railway Wood

As the name suggests, The Railway Wood is in fact part of an abandoned railway line that nature has steadfastly reclaimed and regenerated. The wood is set between Rathillet and Kilmany on the road to Balmerino Abbey. The Kingdom of Fife was once covered in a dense network of railway tracks, many of which were closed and dismantled during the second half of the 20th century. Several passenger routes were lost as well as a large number of mineral railways.

This line linked Newburgh to St Andrews and Dundee and was part of the North British Railway Company that started in 1843 becoming absorbed into the London & North Eastern Company in 1923.

There are some interesting bits of railway history amongst the trees, a waymarker for Kilmany and also the still intact remnants of the wind turbine that drew water up from the nearby stream. There exists a right to draw water from the stream that will come with the Title.

For those looking to build a hut in the woods, this is a fantastic location; although it is obviously a fairly narrow piece of land, it is very long and the wide ranging views on either side give it a real sense of space.

The trees are well established and will provide a sustainable source of high quality hardwood firewood for some time. There is a great diversity of tree species with hawthorns, ash, birch, willow, sycamore and Scots pine. Useful additions to this mix would be perhaps some native fruit and nut trees.

This quirky woodland is worth a visit as its character is plainly evident to the visitor and it is very reasonably priced, in a stunning part of north Fife. The area is rich in Scottish history with the nearby abbeys of Lindore and Balmerino, a Cistercian monastic community founded in 1227. Dundee is only 20 minutes drive from here and The Railway Wood will provide a wonderful bolthole from city life.

There is a growing interest in hut, bothy and temporary shelter building, especially in Scotland; for those interested in erecting a hut or shelter, here is some interesting and very helpful guidance from Reforesting Scotland’s Thousand Hut Campaign. Your Local Planning Authority should also be consulted.
