This small and private woodland will provide an ideal opportunity for someone wishing to safeguard a lifetime's supply of firewood. Tilly Wood is triangular in shape with fields on either side, with a small country lane making up the third boundary.

The main body of the wood is good sized spruce that will produce substantial timber for all manner of projects; the woodland would benefit from thinning now as the timber is reaching maturity. The resultant increase in light to reach the understory will hugely increase diversity of flora and fauna and the thinning exercise would be ideal time to start the shaping and management of Tilly Wood into a more diverse deciduous woodland.

A track has been cleared through the wood and two pedestrian bridges installed to cross a drainage channel and the stream at the far end. The wood is divided into two by this fast running stream, a very useful source of water for camping trips and an important resource if considering building a hut within the woods.

A particular attraction with this woodland is the absence of neighbours, and with only very light traffic passing down the country lane, it will become a favourite haven for the owner.

The surrounding area is steeped with history with the close proximity of Castle Fraser and Cluny Castle, both fine examples of 16th century architecture, though the core of Castle Fraser dates back to the 1450's. Craigievar Castle in nearby Alford, a pink castle supposedly the inspiration for Walt Disney, is another local attraction as well as the Loch of Skene: the loch supports concentrations of wildfowl in autumn and winter in particular greylag geese, goldeneye ducks and pink-footed geese.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
