Bowyer Wood - SOLD

Bowyer wood is a substantial level wood along a very quiet country lane not far from Tunbridge Wells. Nearly half of the wood is well-spaced healthy sixty year old Scots pine. We are advised that they would have a significant cash value now, but an owner could happily and profitably leave them to grow on for many more decades. It is easy to walk amongst them and there is plenty of light coming into the wood through the forest canopy. Single birch and birch coppice cover a significant part of the remainder of the wood, providing a good potential source of wood fuel for the home, and also allowing undergrowth which gives a good level of privacy. There is also what could be an ancient long wood bank from east to west within Bowyer Wood. We are not quite sure of its origins, or its age. Along the roadside on the boundary is a fence, constructed about two years ago, and there are two vehicle access points to the wood, on the east and west corners of the wood.

There is plenty of evidence of wildlife, and you may even see, and/or hear, some of the many less common birds that are also present in the nearby RSPB Broadwater Nature Reserve. Amongst others it could be Goldcrest, Siskin, or Lesser Redpoll, all of whom favour a pine habitat.

Bowyer Wood is in the High Weald and, up to the mid 1800s, Broadwater Forest, of which Bowyer Wood is part, and the adjoining Warren were known as Waterdown Forest. This was once one of the four medieval hunting Forests of the High Weald Forest Ridge. Nearby is a National Monument known as ‘High Rocks’ where the large sandstone outcrops were once a prehistoric Iron Age fortified encampment, and where the local settlers would gather their families and livestock when raided by other marauding tribesmen. Rather more recently these outcrops have been used as training areas for some aspects of mountain rock climbing.

The centre of the delightful Spa town of Tunbridge Wells is only 4 miles away, with the added attraction of the Spa Valley Railway running quite close to the woods. The owner of Bowyer Wood will have vehicle rights of way along the tracks on the map marked in green.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

• From Tunbridge Wells go south on the A26 for about 1½ miles and turn right, signposted to Groombridge and High Rocks onto Broadwater Forest Lane

• After about ½ mile, fork right signposted to High Rocks.

• After ¼ mile, fork left signposted to Langton Green onto Lodge Lane.

• After about 450 meters you will reach a locked wood ride stop at a small layby on the left, and a ‘Woodlands for Sale’ Sign.

• Park near here in the layby and walk around the ride stop, and Bowyer Wood will be on your right marked in Red.

• By going a further 330 meters on the road, almost to the crossroads there is another entrance into Bowyer Wood on the left, but parking is very limited.
