Cabot Wood offers great diversity to a new owner, with roughly half the wood being sweet chestnut coppice and the other half mature conifer.

Amongst the coppice there are a couple of splendid mature oaks, as well as birch and holly. A comfortable bench is found in a clearing by one of the oaks - a spot to sit and enjoy the surrounding wood. The coppice will be ready for cutting in approx. 8 years providing a good source of firewood, or durable timber for making posts.

The conifer is mainly comprised of Japanese larch. The mixed broadleaf understory includes mature sweet chestnut, young oak, birch, holly, with the occasional mountain ash. In the north east area, wood anemone and bluebells flourish on the forest floor. The north edge of the wood slopes gently down to the boundary along the field offering views across the countryside. In this area of the wood oak, hazel, hornbeam and birch are scattered amongst the conifer.

A level stoned track provides access from the road directly to the ride stop entrance of Cabot Wood, where the owners can drive in and park a car. A public footpath runs to the north of the wood (just in the field outside the boundary of Cabot Wood). Woodlands have also granted permission for local walkers to use the established tracks noted as ‘permissive paths’ on the map.

Cabot Wood has been designated as Ancient Replanted Woodland (PAWS) by Natural England. This land has been wooded since at least 1600AD.

We are fortunate to have two useful studies, which were undertaken by professionals. The Management Plan has been written by a qualified and experienced forestry professional to indicate a way in which Abbey Woods (of which Cabot Wood is a part) as a whole might be managed, but only you can know what you want to achieve and what your resources are. The Management Plan is not mandatory, but it is full of good advice, and a lot of background information which will certainly be interesting and useful. We also have a report from our Professional Adviser Prof. Julian Evans, author of “Getting Started in a Wood of Your Own”. The report covers the wider area of Abbey Woods and again, advice is not compulsory. Please bear in mind that not everything in either of them applies to the particular area of Abbey Woods which is Cabot Wood.

Maidstone is approximately 5 miles from Cabot Wood and the Grade I Listed Leeds Castle is less than 2 1/5 miles nearby.

Cabot Wood has recently been named after a 15th century Italian navigator and explorer. Cabot discovered the coast of North America under the commission of Henry VII of England.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
