Cart Wood - SOLD, Kent - 5.25 acres, £65,000

Cart Wood - SOLD

There are several features within Cart Wood which make it very special. A stream runs along the north boundary providing a constant source of water for flora and fauna; mature poplars, young elder, alders, chestnut and green mossy banks are found along its route. A seasonal pond is situated in the east of the wood which also provides a water supply for birds and other wildlife. To the south east a clearing lets lots of light into this part of wood and it is close to here that a selection of wooden seats and benches have been constructed providing a perfect area for a picnic. There is a second natural sunny clearing amongst the birch and conifer which would make the perfect spot for enjoying the peace and quiet. The woods attract many birds – buzzards have been spotted overhead but there are also reports of woodpeckers in the woods.

Cart Wood is easily accessible being approximately 500 meters from the A228 which also means it is set well back away from any roads and is therefore very quiet. A concrete laid track leads from the A228 to the entrance of Horse Pasture Wood, in which Cart Wood is found. Beyond the locked single metal gate at the entrance to Horse Pasture Wood, a stoned track leads across a stream into the woods. Cart Wood is the first wood on the right. The ride stop entrance from the stoned track on the east side of the wood allows an owner to park their car well within the wood itself.

Cart Wood is within the High Weald Area of Outstanding Natural Beauty (AONB). This means the area in which Cart Wood is situated has been designated by the Government under the National Parks and Access to the Countryside Act 1949, solely because of its natural beauty and with the aim of conserving and enhancing it.

Natural England designates Cart Wood as Ancient Replanted Woodland (PAWS). This land has been wooded since at least 1600AD. The south east of wood comprises of birch which may benefit from some thinning to allow more light through to the forest floor. Birch makes for excellent firewood as it is easily spit, dries easily and burns well. Young oak, wild cherry and sweet chestnut can also be found in this area. The south west boundary follows an old wood bank, and where this meets the stream a wider mix of conifer, including spruce and firs, can be found. The north east area of the wood contains predominantly sweet chestnut, the compartment furthest to the north east having been coppiced back in the 1980s. Hazel, grey and goat willow are also to be found in the wood and on the forest floor there are wild primrose, lords and ladies and some patches of bluebells.

The town of Royal Tunbridge Wells is approximately 4.5 miles away and offers an opportunity to do some shopping in The Pantiles. A short walk from the town centre is Dunorlan Park, a Grade II listed park offering 78 acre gardens which include a Grecian Temple and ornamental Fountain. For those seeking adventure on water, a little further away (approximately 10 miles) is Bewl Water, which is the largest stretch of open water in the South East, offering fishing, cycling and boating.

Cart Wood has recently been named after a type of horse-drawn vehicle.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
