Cortes Wood - SOLD, Kent - 5 acres, £49,000

Cortes Wood - SOLD
Cortes Wood - SOLD
Kent

A manageably sized ancient woodland with a mix of sweet chestnut coppice, conifer with mixed broadleaf understory and mature oaks.

Cortes Wood is flat, easily accessed and with a splendid mix of sweet chestnut coppice and mature conifer, the wood has lots to offer.

A level stoned track provides access from the road directly to the entrance of Cortes Wood, where an owner can drive in and park their car. Beyond the ride stop entrance a private walk track leads through the coppice past a veteran oak standard. As you emerge from the coppice into the conifer a seat provides the perfect place to stop and appreciate the diversity in this wood.

The coppice will be ready for cutting in approx. 8 years. If the buyer chooses it is worth noting that Woodlands.co.uk offer £300 towards a course for a new owner. This would provide the opportunity to learn the skills required to resume coppicing in the future. The sweet chestnut would provide a good source of firewood, or durable timber for making posts. The conifer comprises mainly Japanese larch with a mixed broadleaf understory including mature sweet chestnut, varied age classes of oak, and birch. In this area of Cortes Wood bracken, bramble and more open areas with heather and mosses cover the forest floor. Along the east boundary of the wood there are several magnificent veteran oaks. A wood bank runs parallel to the road in the south of the wood, and here hazel and holly are found.

Cortes Wood has been designated as Ancient Replanted Woodland (PAWS) by Natural England. This land has been wooded since at least 1600AD.

We are fortunate to have two useful studies, which were undertaken by professionals. The Management Plan has been written by a qualified and experienced forestry professional to indicate a way in which Abbey Woods (of which Cortes Wood is a part) as a whole might be managed, but only you can know what you want to achieve and what your resources are. The Management Plan is not mandatory, but it is full of good advice, and a lot of background information which will certainly be interesting and useful. We also have a report from our Professional Adviser Prof. Julian Evans, author of “Getting Started in a Wood of Your Own”. The report covers the wider area of Abbey Woods and again, advice is not compulsory. Please bear in mind that not everything in either of them applies to the particular area of Abbey Woods which is Cortes Wood.

Maidstone is approximately 5 miles from Cortes Wood and the Grade I Listed Leeds Castle is less than 2 1/5 miles nearby.

Cortes Wood has recently been named after a 15th century Spanish explorer.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
