Curl Wood - SOLD, East Sussex - 6 acres, £59,000

Curl Wood - SOLD

At first appearance Curl Wood is predominantly Scots pine with a birch understory, however a closer inspection will reveal a broader range of species including spruce, larch, several young oaks as well as the occasional hornbeam, mountain ash and sweet chestnut. The forest floor itself is varied, with areas of bracken and bramble, as well as a sizeable area of long grasses.

The Scots pine was thinned approximately 4 years ago allowing more sunlight through the canopy to the understory, where the birch provides good privacy. It could well be a further 20 – 30 years before any further attention to the Scots pine is needed, however it can also be simply left to grow on. The birch is of a manageable size for those preferring hand tools to power tools. In the coming years this woodland has great potential to provide a steady and sustainable supply of firewood. The birch could be thinned, little by little, and seasoned, to provide firewood to take home.

There are two separate entrances from the road to access Curl Wood. The main entrance through the double wooden gates on the south-east corner, provides access via a stoned track to the ride stop, where the owner will be able to park their car inside Curl Wood. There is a second entrance through a single metal gate on the south-west corner. A delightful track accessible only on foot provides a right of way along the north boundary. The south side of the wood is fenced along the entire length of the road.

A natural clearing in the wood (marked on the wood map) provides a suitable space for woodland activities such as family camping – and both entrances to Curl Wood would allow easy transportation of camping equipment into the woods for an overnight stay.

RSPB Broadwater Nature Reserve is situated opposite the main entrance to Curl Wood – and you are likely to hear and possibly see some of the following birds: Goldcrest, Siskin, Lesser Redpoll, Green Woodpecker and Marsh Tit. Summer migrants spotted in the reserve include: Blackcap, Whitethroat, Nightjar and Yellow Hammer, amongst others.

Just inside the double gates there is an area to the right of the track, which we have designated a butterfly area, allowing a natural habitat for insects and butterflies. You may see a Silver-washed fritillary butterfly amongst the grasses and foxgloves.

Up to the mid 1800’s Broadwater Forest, and the adjoining Warren were known as Waterdown Forest, which was once one of the four medieval hunting Forests of the High Weald Forest Ridge. Nearby is a National Monument known as ‘High Rocks’ where the large sandstone outcrops were once a prehistoric Iron Age fortified encampment, and where the local settlers would gather their families and livestock when raided by other marauding tribesmen. Rather more recently these outcrops have been used as training areas for some aspects of mountain rock climbing.

The centre of the delightful Spa town of Tunbridge Wells is only some 4 miles away, with the added attraction of the Spa Valley Railway running quite close to the woods.

The owner of Curl Wood will have vehicle rights of way along the tracks on the map marked in green.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
