Pardoner Wood - SOLD, Kent - 6 acres, £65,000

Pardoner Wood - SOLD

Pardoner Wood is essentially a chestnut coppice woodland, but with three very distinctive areas. It is a level wood which benefits from sunlight coming in from the adjacent fields on the west boundary. Here there are magnificent views across gently undulating farmland.

The larger south area of the wood was replanted several years ago with mixed broadleaf including hazel, birch and sweet chestnut, with bluebells flourishing on the floor. This area includes more mature tree species on the periphery such as wild cherry, beech, oak and holly.

The smaller area to the north of Pardoner Wood is lovely sweet chestnut coppice. It was last cut nineteen to twenty years ago. It could be cut again. When seasoned it could be used as firewood in a wood-fired boiler. It also would provide timber that is rot-resistant, and very strong. Amongst the sweet chestnut grows mainly the occasional oak standard, as well as wild cherry, young elder, sycamore and willow. Along the west boundary hawthorn, holly and the occasional field maple overlook the fields. Dogs mercury and wood anemone thrive on the forest floor.

In the north east of the wood is a stretch of recently coppiced chestnut with small open spaces providing lots of light. This has created a good natural butterfly habitat. You can also see a diverse range of tall wildflowers including willow herb and teasel. The track leads through this area of young coppice, past some mature wild cherry.

The wood is situated approximately 7 miles south east of Canterbury and is easily accessible, being less than an hour’s drive from Junction 1 of the M25 or Sevenoaks. Good stoned tracks provide access off the quiet country lane, and the entrance from the stoned track on the south side of the wood allows an owner to park their car within the wood. Pardoner Wood includes a private track along its full north-south length, the south stretch of which is flanked with majestic mature beech.

Natural England designates Pardoner Wood as an Ancient Replanted Woodland (PAWS) however it is noted in the management plan that the relevant compartments have been restored to mixed broadleaves. We are fortunate to have two useful studies, which were undertaken by professionals. These are both overall of Ileden Woods, of which Pardoner Wood is a small part. The Management Plan has been written by a qualified and experienced forestry professional to indicate a way in which lleden Wood might as a whole be managed, but only you can know what you want to achieve and what your resources are. The Management Plan is not mandatory, but it is full of good advice, and a lot of background information which will certainly be interesting and useful. We also have a report from our Professional Adviser Prof. Julian Evans, author of “Getting Started in a Wood of Your Own”. The report covers the wider area of Ileden Wood and again, advice is not compulsory. Please bear in mind that not everything in either of them applies to the particular area of lleden Wood which is Pardoner Wood.

The cathedral city of Canterbury is approximately 7 miles away and includes the stunning Westgate Gardens and also offers an opportunity to do some punting on the Great Stour. For those interested in wildlife, with over 400 animals, Howletts Wild Animal Park is well worth a visit and is within a 15-minute drive.

Pardoner Wood has recently been named after one of Chaucer’s Canterbury Tales.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
