A mixed broadleaf wood including splendid oaks, mature hornbeam, a stream and surrounded by woodlands and fields.

Townsend Wood is enclosed by ancient woodbanks and field boundaries, with private access off a quiet country lane. The wood contains magnificent oaks, mature hornbeam, ash, birch, hazel, hawthorn, field maple and a couple of splendid Scots pines. A stream runs north-south through the wood, and this could be widened to form a pond along its route. In late spring bluebells scatter the forest floor. Townsend Wood and the adjoining woodlands are part of a much larger Site of Nature Conservation Importance and is protected by a Tree Preservation Order. The clearing provided by the electricity wayleave encourages an abundance of wild flora including primroses, ground ivy, bluebells and yellow archangel. The clearing under the wayleave also provides a perfect habitat for butterflies. Great Spotted Woodpecker, Green Woodpecker, Wagtails and Nuthatch have been recorded in the area.

A track from the gate entrance leads south west into the wood. From here a short walk takes you into the heart of the woods, amongst mature oaks and hornbeam. A seat has been installed where you can sit and enjoy the view down to the stream, or across to the open fields to the north. There are no public footpaths through or alongside the wood.

Townsend Wood has been designated as an Ancient Semi-Natural Woodland (ASNW) by Natural England. This land has been wooded since at least 1600AD.

Horsham is approximately 8 miles from Townsend Wood, Crawley approx. 5 miles. Gatwick Airport is approx. 6 miles from Townsend Wood.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Please note, for satellite navigation, use the post code RH11 0LA. This will take you to within approx. 0.5 miles north of Townsend Wood on Prestwood Lane as shown by the red dot on the map. Coordinates to the gate off Prestwood Lane are: N51.133067, W0.242595. To find the wood follow the instructions below.

  • From the M23 at Junction 11 take the A23 Brighton Road signposted to Charlwood, lfield and Gatwick Zoo.
  • At the 3rd roundabout take the left turn onto Ifield Avenue (just before you reach the Sainsbury’s petrol station).
  • Continue approx. 2 miles (Ifield Avenue turns into Charlwood Road) and take a left turn onto Prestwood Lane. (There is a signpost to Trivelles Waterhall Country Hotel).
  • Go past Trivelles Waterhall Country Hotel and follow the road round to the left. After approx. 1 mile you will see an entrance gate on your right-hand side with a ‘Woodlands for Sale’ sign on it.
  • Park near this metal gate on the right-hand side - this is the private entrance to Townsend Wood.
  • Walk to the right-hand side of the gate a little way along the road and you will be able to enter the wood over the woodbank. Be careful if it has been wet as there is a shallow ditch along here.
  • Sat Nav note: The post code RH11 0LA is for the point shown on the location map by the red dot which is further north along Prestwood Lane.
