Waggon Wood

Waggon Wood is an extremely varied wood comprising mixed conifer and mixed broadleaves. Situated approximately 500 meters from the main road, it is a remarkably quiet wood. It features a perennial stream which runs south to north through the entire length of the wood. There is an opportunity to enlarge and create a pond along its route. To the east are open fields which let in plenty of light to the wood. To the west of the wood a stoned track provides a right of way to the southern part of the wood. The ride stop entrance in the north allows an owner to park their car well within the wood itself.

The east of Waggon Wood is mainly mixed conifer including Norway spruce, western hemlock, Japanese larch. Along the field edge boundary ancient hornbeam, hazel and mature oaks are found. There is a magnificent mature beech in the north east of the wood. Waggon Wood slopes down to the private track and stream where the marshy forest floor provides the perfect conditions for alder, willow, birch and poplar, mosses and ferns. The woods attract plenty of wildlife, and there are bird and bat boxes installed in the wood. Buzzards have been spotted overhead and green woodpeckers have been heard in the woods. Numerous butterfly species have been spotted as well as dragonflies and damsel flies.

Natural England designates the area to the west of the private track running through Waggon Wood as Ancient and Semi-Natural Woodland and the eastern side as Ancient Replanted Woodland (PAWS). This land has been wooded since at least 1600AD. Part of the wood in the north west is designated a Site With Nature Conservation Interest (SNCI). Waggon Wood is within the High Weald Area of Outstanding Natural Beauty (AONB).

There is a public footpath just inside the eastern boundary and to the south just outside of Waggon Wood. The local dog walkers help keep a regular eye on the woods.

We are fortunate to have two useful studies, which were undertaken by professionals. The Management Plan has been written by a qualified and experienced forestry professional to indicate a way in which Horse Pasture Wood (of which Waggon Wood is a small part) as a whole might be managed, but only you can know what you want to achieve and what your resources are. The Management Plan is not mandatory, but it is full of good advice, and a lot of background information which will certainly be interesting and useful. We also have a report from our Professional Adviser Prof. Julian Evans, author of “Getting Started in a Wood of Your Own”. The report covers the wider area of Horse Pasture Wood and again, advice is not compulsory. Please bear in mind that not everything in either of them applies to the particular area of Horse Pasture Wood which is Waggon Wood.

The town of Royal Tunbridge Wells is approximately 4.5 miles away. For those seeking adventure on water, a little further away (approximately 10 miles) is Bewl Water, which is the largest stretch of open water in the South East, offering fishing, cycling and boating.

Waggon Wood has recently been named after a type of horse-drawn vehicle.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
