Aydon Wood - SOLD, Northumberland - Almost 5 acres, £45,000

Aydon Wood - SOLD

Aydon Wood, situated on level terrain, is light and airy with an "open-to-the-sky" impression. Maturing Scots pines reach upwards while a diverse understorey of flora provide an interesting carpet beneath. Running along the northern boundary, Aydon wood benefits enormously from a small stream harbouring mini ecosystems of ferns, mosses and aquatic invertebrates. This water course is a huge draw for mammals, birds and insects alike, as well as a safe spot for younger family members to explore aquatic nature.

While the upper canopy is open and lets light flood down to the woodland floor, this could be enhanced further. Sensitive thinning or small scale felling would promote more grassy glades to develop, in which further diversity of flora could flourish. The understory of holly and bracken could be supplemented with a variety of native tree and hedge species, adding even more appeal to the resident wildlife. The low impact felling could provide a sustainable source of domestic firewood. Aydon Wood is a very pleasant place to spend time amidst the natural world with peace and seclusion.

Roe deer can be seen frequently, crossing the woods; signs of their passing are in evidence with occasional scrapes or resting places, as well as established tracks that may also be travelled by badgers and there is a wide variety of bird life too. Buzzards are often heard mewing while wheeling and soaring overhead and the elusive jay may be glimpsed.

A recently created hard-standing area provides a focal point for a quiet picnic, an overnight stop or longer term woodland activity.

Access: this is immediately off the B6307 with a parking area just inside the gate. There is a right of way along the track from this gate. Just along this track and on the left there's the ride stop and entrance to Aydon Wood. When viewing park by the main gate, walk in and take the track, through the ride stop, which goes through the wood to an open area with a bench. Continuing along newly mown paths gives access to the further parts of the wood.

Sporting rights are included.

Surrounding Area: Aydon Wood is part of a larger area of woodland which runs down to the River Tyne. The Tyne is considered to be England's best salmon river which gives the opportunity for excellent fishing. This is a quiet rural setting with many public footpaths and good walking. Nearby is Hadrian's Wall with the more challenging Hadrian's Wall long-distance path.

The attractive market towns of Hexham with its historic abbey and Roman Corbridge lie a short drive away. Rowing and canoeing are popular from Tyne Green riverside park.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

There is a growing interest in hut, bothy and temporary shelter building, especially in Scotland; for those interested in erecting a hut or shelter, here is some interesting and very helpful guidance from Reforesting Scotland’s Thousand Hut Campaign. Your Local Planning Authority should also be consulted.
