Craigend Wood - SOLD, Scottish Borders - Nearly 63 acres, £95,000

Craigend Wood - SOLD

Craigend Wood is a large woodland that faces the afternoon sun and has a commanding view of one of the beautiful valleys of the Scottish Borders. The small village of Galabank has a long history as a droving inn during the 18th and 19th centuries. Rabbie Burns was so taken with the location and its people that he wrote “The Braw Lads o’ Gala Water” at the window of the inn at the end of the 18th century.

The woodland is predominantly mature trees that were planted around sixty years ago and includes Japanese larch, Scots pine, lodgepole pine and a smaller number of mixed broadleaves.

As you would expect from such a large mature woodland it is a haven for various flora and fauna including squirrels, roe deer, woodcock and kestrels and numerous varieties of mushroom and fungi. Of particular interest is the secluded valley that drains down into the northern half of the woodland. It may be possible to improve this watering hole to encourage additional species of mammals, birds and amphibians to the woodland.

Craigend would suit someone who wishes to own a larger woodland with the natural privacy that this brings. The woodland has a number of hidden internal deer tracks which, when discovered, allow movement around what otherwise appears to be an impenetrable forest. The maturity of the trees and the size of the woodland provide ample opportunities for the owner to sensitively and comprehensively thin and perhaps use some of the timber for woodland projects or firewood. Whilst the woodland already contains a few small clearings, selective thinning would further improve the immediate environment by allowing more light to filter through to the forest floor for the benefit of wild flowers, insects and natural regeneration. Considerable immediate value would be added to Craigend Wood by the addition of vehicle access, subject to the necessary planning requirements.

There is a growing interest in hut, bothy and temporary shelter building, especially in Scotland; for those interested in erecting a hut or shelter, here is some interesting and very helpful guidance from Reforesting Scotland’s Thousand Hut Campaign. Your Local Planning Authority should also be consulted.
