Smiddy Wood - SOLD, East Lothian - Nearly 6 ½ acres, £59,000

Smiddy Wood - SOLD

Smiddy Wood is an open and accessible wood, comprising of mixed conifers and broadleaves with a wide variety of habitats.

Although formerly a plantation, natural succession has created a very pleasant and diverse woodland with a natural feel: being part of a much larger parcel of woodland only adds to this impression. The north of the wood comprises of mature Norway spruce and native Scots pine. Their generous spacing has allowed in smaller plants such as hawthorn, bramble and a variety of mosses and grasses. Moving into the heart of the wood the conifers give way to a stand of slender birch dotted with more mature oak, ash and sycamore. The southern boundary features several majestic beech trees separated by a vibrant splash of yellow furze. Beech was often planted as a nursery tree, to help protect the young plantation. It also stopped the first leg of conifers putting on too many side branches thus enhancing their timber value.

Largely flat throughout, access is largely quite easy. Within the wood two small ponds make attractive and valuable features that are well colonised with aquatic plants. In addition, a couple of other marshy areas make the wood a very attractive habitat for damp-loving plants and amphibians.

Towards the west the land slopes gently to the south; a rustic bench has been installed to encourage a pause, to take in the views. A pleasant aspect over the surrounding undulating farmland gives way to the Lammamuir hills on the horizon. Little known outside the area, the hills have several excellent walking and cycle tracks to explore and enjoy.

A stroll through the woods quickly turns up evidence of the woodlands residents. Badgers and Roe deer are creatures of habit and follow the same trails through the wood even down the generations. A white stained floor, on looking up, often proves to be a roosting or feeding spot for a buzzard or peregrine.

Whatever your interest in owning a wood; be it conservation, a place to escape the modern world, a place to observe nature or even a small scale source of timber, Smiddy Wood offers all of these possibilities and more in rich abundance.

A Smiddy, is quite simply a smithy, which in times gone by would have served the local community of Gifford. This picturesque village is located on the Gifford Water and dates from the 17th century. It was built to replace the village of Bothans, which was demolished to make way for a walled park around Yester House, and housed agricultural workers from the estate. Although the area is largely agricultural, several industries were previously centred here. A sizeable textile industry producing fine linen, and a paper mill which once supplied bank notes for the Scottish banks, are the most notable.

A viewing of the wood is definitely recommended; please allow yourself a good time span to fully absorb the natural ambience that this wood has to offer.

Sporting rights: these are owned and included with the land.

Access: is off the B6355 and then along the firm stone track which is accessible by most cars.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

There is a growing interest in hut, bothy and temporary shelter building, especially in Scotland; for those interested in erecting a hut or shelter, here is some interesting and very helpful guidance from Reforesting Scotland’s Thousand Hut Campaign. Your Local Planning Authority should also be consulted.
