Coed Ffos Las - SOLD

Coed Ffos Las is part of a larger area of woodland known as Home Covert, an area shown as being partly wooded on old Ordnance Survey maps going back to the late 19th century and more thickly wooded since the early 1900's. Notable on these old maps are the lines of oak which border the open area of rough grazing indicating an age for them of at least one hundred years, although really that's short trousers for oaks.

One of Ffos Las' many good points is its excellent access directly off the minor public road which links the B4308 to the B4317. It has its own sole use entrance by way of a metal gate off the public road and then a good stone forestry track from the gate to the area of rough pasture, accessible to either two or four wheel drive vehicles.

This open area comprises of about 2 acres and as mentioned previously is flanked on its northern and eastern side by a line of mature oaks. At its north western corner there is a small pond, fed by a stream which continues out of the other end of the pond, running onwards through the woodland.

At the moment a large storage container (an old lorry body) is sited in this area which could be upgraded or renovated and made useful.

Moving further in to the woodland in a northerly direction there is a stand of immature ash, birch, oak, and some overgrown coppice hazel. With some thinning there is scope to encourage some fine mature oak for future benefit of the woodland and owner. The thinnings and subsequent coppice cuttings could go to good use as either firewood or stakes or poles for building shelters in the wood or for various greenwood or coppice products.

The ground throughout is level, clearly a great asset as far as working the wood and for access throughout it, and as the woodland is fairly long established there is a healthy species and age diversity in the woodland, greatly beneficial to its long term health and productivity as well as the network of wildlife it supports.

With access to water, field as well as woodland, and nearby bus routes, Coed Ffos Las could be a viable option for those considering a One Planet Development application. More woodland to the north and west of Coed Ffos Las is also available.

The purchasers of the meadow will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

From Carmarthen travel south, taking the A484 towards Kidwelly.

Continue on this road, past the turning for Kidwelly, and take the next left, the B4308 signposted for Trimsaran and marked with a brown sign for the race course Ffos Las.

Before you reach the village of Trimsaran look out for a left turn, again signed to Ffos Las Racecourse with a brown sign and signposted to Carway and take this turning.

Some 100m or so along you will see the first of two Woodlands for Sale signs on a gated entrance. Please continue for another 100m or so looking out for the second Woodlands for Sale sign on a metal gate.

Please pull in and park here carefully, and continue into the wood on foot.
