Clear fell land with a replanting obligation, with fantastic views over three counties.

A rarity to be offered for sale by Woodlands.co.uk, this replanting land offers incredibly scenic views over three counties (Powys, Monmouthshire and Herefordshire). The land is on the side of a hill that can easily be seen from the A40 that passes in the valley below, and is accessed over tracks that run along the top and bottom of the land. The track along the top offers a jaw dropping view, and photographs can never really do it justice.

Trees

This land was clearfelled in 2020. It was previously stocked with 70% Douglas Fir and 30% Japanese Larch, with a small area on the western side being larch with mixed broadleaves, mostly ash and sycamore. The old red sandstone soils are highly productive, and over 200 tonnes per acre were extracted in the recent clearfell operation.

There is a replanting obligation under the terms of the felling licence, requiring a mixture of 90% conifer (Sitka Spruce, Douglas Fir, other conifers), and 10% broadleaves. The strip at the western edge has a requirement for an 80%/20% split. In our experience, Natural Resources Wales would be happy to discuss a change of species to favour broadleaves, if a new owner preferred, especially since the land is designated as an ancient woodland site.

Access, tracks and footpaths

The main access to Coed Llanellen is on the eastern side, from Heol Gerrig in Llanellen, over a forest track. The owner will have a right of way (at all times, for all purposes) over this track. This road leading to the entrance to the woodland is quite steep, with some sharp corners, and while it is alright for a car, it would not be suitable for timber extraction in the future. The track along the lower edge of the wood is fairly level. The owner will also have a right of way for forestry purposes (replanting, timber extraction, etc) over an access track at the western side, at the top edge of the land. This route was used for the extraction of timber during the recent clear felling operation. The main access track at the east, and the forestry access at the west, are subject to a right of way in favour of the neighbouring land owner (Bryn Aur), which is also for sale.

There are no public footpaths on the land.

Rights and covenants

The sporting and mineral rights are included in the sale. There are no known fencing liabilities.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Local area and history

Just over 3 miles away is the market town of Abergavenny where you will find numerous eateries, shops, pubs and several other attractions including Abergavenny Castle which dates back to 1087.

Narrowboats passing along the Monmouthshire and Brecon Canal can be seen from this woodland and there is a public footpath leading down to the canal.

Directions to the main (eastern) entrance of Coed Llanellen

From the roundabout on the A40 just outside Abergavenny known as Hardwick Gyratory, take the exit marked A4042 (Cwmbrân, Newport)

Continue along this road for 1.3 miles, then take a right turn at Llanellen onto the B4269 towards Llanfoist.

Continue for 0.3 miles then take a left turn up a narrow country lane, Heol Gerrig, then round a very tight corner just before a bridge over the canal, then continue for a short distance until the woodland entrance is on your left on a sharp hairpin bend.

Please park in the splay by the gate, avoiding blocking the entrance as it is in daily use by a local farmer. Continue on foot, following the map to Coed Llanellen.

Directions to the top (western) entrance of Coed Llanellen:

From the roundabout just outside Abergavenny known as Hardwick Gyratory, take the exit marked A4042.

Continue along this road for 1.7 miles, then take a right turn onto Oak Lane.

Continue for 1.1 miles, and where the road forks, keep right.

Continue for 0.6 miles, then at the T-junction turn right.

Continue for about 400ft, and there will be a gate to your right. This is the 1st of two gates, the second being a few hundred yards ahead.

Please park in the layby just before the gate and continue on foot, following the map of the woodland to Coed Llanellen.
