Coed Pen yr Ffawydd offers huge potential. It occupies a hilltop position and is accessed off a quiet public road, through its own private gated entrance. The access track is fairly steep and we would advise only suitable for a four wheel drive vehicle, and it widens out at the top into a level parking area. This area of the woodland, the southwestern corner, is the only wooded area of the land, and consists of a very pretty stand of beech planted atop a rocky knoll, interspersed with the occasional oak and with carpets of moss underfoot. It provides a lovely introduction to the land.

Reaching the top of the track, and leaving the cover of the trees, you exit onto a plateau; the summit of the ridge which was clear felled fairly recently, with breathtaking, near 360' views over the near and far hill ranges. Natural regeneration is already taking place, with baby larch, Douglas fir and rowan saplings visible, amongst gorse, willow herb, primrose and foxglove; just some of the wildflowers which have taken the opportunity of more light to thrive.

There is opportunity here to either replant, allow natural regeneration or rewild this land. Whichever choice is taken, nothing can detract from the stunning beauty of this location. There is an obligation under the felling licence conditions to restock with conifers, but it should be straightforward to agree a variation of this to introduce broadleaf trees instead.

Both Aberystwyth and Machynlleth are within easy reach and both have good independent shops, cafes and restaurants and will cater for all supplies, both practical and pleasurable.

Just north of Mach is the fascinating Centre for Alternative Technology, so ahead of its time they were once thought of as a bit bonkers...! If only everyone had been so forward thinking.

Of course, much closer in Talybont, are the Black Lion Hotel and the White Lion pub, for recuperation after a hard day's forestry!

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Follow the A487 to the village of Talybont, approximately 7 miles from Aberystwyth or 10 miles from Machynlleth.

In the centre of Talybont you will see the Black Lion Hotel and White Lion pub side by side. Take the road up to the right of the Black Lion Hotel and follow this road for about 2 miles, going over a small stone bridge.

Continue on this road towards Bont Goch, passing a red telephone box on your left.

After approximately 1/2 a mile you will pass two wooden gates on your left, marked with Woodlands for Sale signs. Turn in at the third wooden gate, also marked with a Woodlands for Sale sign, and a wooden name board of the wood.

It is a sharp hairpin turn into the entrance for this woodland so please take care when turning in off the public road.
