Trees

Iconic English oak trees (Quercus robur) dominate most of Alfordon Wood. They are generally well spaced, allowing sunlight to penetrate through to the lower canopy of trees that include hazel, birch, ash and holly.

At the northern area of the woodland the habitat is more open around the old ponds and willow is more prominent here.

Wildlife

The variety of trees attracts numerous birds including blue tits, great tits, robins, siskins, long-tailed tits as well as larger birds like buzzards and tawny owls.

One of the old ponds still has an area of water and this attracts frogs. Frogspawn can be found upon the surface in early spring.

Mammals also frequent the woodland with foxes, badgers and wood mice being just some of those that enjoy the quiet habitat.

Features

There are numerous features within this spectacular woodland that include some historic old banks, as well as a small stream, a bridge and ponds.

A private parking space is located at the entrance. From here enter the woodland and you will discover a track leading to a bridge over a small winding stream.

The woodland edges are mostly defined by lovely old hedge banks with knarled aged trees along them.

There is a picnic bench within a large open glade near the centre and further north from this are the historic ponds. Do take some time to sit here and relax and take in the atmosphere whilst visiting.

Access, tracks and footpaths

The woodland is accessed from a quiet B road via a shared track to Appledore campsite and the old farm (which is now just used for storage). There is a communal gate and the purchaser will be given the access code for this gate.

A short section of shared forestry track leads to the private parking area for the woodland.

The sporting rights are in hand and included in the sale.

Activities

Many woodland related activities can be enjoyed with the open level nature of the land.

The woodland is perfect for family camping and outdoor enjoyment with plenty of space for a rope swing and a stream to enjoy.

There is potential for restoring the old ponds. Ponds are a wonderful feature and provide an important habitat for species such as dragonflies and damselflies.

A steady supply of firewood could be utilised by making use of fallen timber, coppicing hazel and willow trees. Thinning the more mature trees over time will allow the remaining trees more space to grow.

Local area and history

Alfordon Wood is surrounded by open fields and woodlands and benefits from being within a short drive of the stunning Dartmoor National Park. Dartmoor offers numerous activities from hiking, off and on road cycling, rock climbing, pony trekking and canoeing. Alongside this there is a fantastic choice of country pubs throughout the moor.

Okehampton is a charming market town found within a few miles of the woodland. This ancient town boasts an impressive park which includes part of the river Okement, a Victorian shopping arcade, a newly reopened passenger train link to Exeter as well as walking and cycle routes such as the Granite Way.

An additional benefit is that of a 'Visit England' 5 star rated touring park, Appledore Park, within walking distance of the woodland.

- When you visit please ensure that you have a copy of the particulars to hand.

- From the market town of Okehampton take the B3215 towards North Tawton & Crediton.

- Follow this road for about 2 miles until you see Appledore Caravan Park on your left. PLEASE PARK IN THE LAYBY OPPOSITE THIS ENTRANCE TO VIEW. Do not drive up the access track to the caravan park to view.

- Carefully cross the road and walk up the access track to Appledore Caravan Park, passing the caravan park and carrying straight on to the end of the track where there is a wooden gate.

- Turn left once through the gate and drive carefully through the yard until you reach a metal gate.

- Walk carefully around the gate and take the track on the left that heads to a large green circular metal container.

- Turn left at this circular green metal container continuing along the track for around 25 metres until you see the entrance to Alfordon Wood on your right, indicated by the 'Alfordon Wood' name sign on.

- The purchaser will have access with a vehicle to the entrance of the woodland.
